Job summary

Quantum Management Services Ltd. seeks a Property Manager (Residential) for a Vaughan, ON community. The role is on-site, with a 450+ unit focus and luxury amenities.

You will deliver resident-focused operations, manage budgets and service providers, and coordinate with senior leadership to enhance performance and experience. Ideal candidates have 5+ years in residential PM, strong RTA/LTB knowledge, and proficiency with Yardi.

Qualifications

• 5+ years of residential property management experience in purpose-built rental communities.
• Experience managing budgets, contractors, vendors and financial reporting.
• Strong knowledge of standards and processes for resident relations and service quality.

Responsibilities

• Oversee daily operations of a large-scale residential rental community with high resident satisfaction.
• Be the primary contact for residents resolving inquiries, complaints and escalations professionally.
• Build relationships with residents, staff, contractors and service providers to foster a positive community.
• Conduct regular property inspections and identify improvements in operations and building performance.
• Lead on-site staff, contractors and vendors ensuring accountability and service excellence.
• Manage contractor relationships, service agreements, RFPs, turnovers and maintenance projects.
• Assist with budget preparation, expense management and weekly/monthly reports.
• Ensure compliance with the Residential Tenancies Act and health and safety regulations.
• Represent landlord at Landlord and Tenant Board hearings when required.
• Respond to emergencies after hours and coordinate with senior leadership as needed.
• Provide updates to senior leadership on operations, challenges and opportunities.

Quantum has partnered with a leading real estate organization to hire an experienced Property Manager for one of Vaughan's premier purpose-built rental communities. This 450+ unit property offers luxury amenities, modern technology, and an elevated resident experience.
This is a highly visible role with regular interaction and exposure to senior leadership. Our client is seeking a proactive, solutions-focused professional who thrives in a dynamic environment, takes ownership of challenges, and is passionate about delivering exceptional resident experiences.

Key Responsibilities:

• - Oversee the daily operations of a large-scale residential rental community, ensuring high standards of service, maintenance, and resident satisfaction.
• - Act as the primary point of contact for residents, managing inquiries, complaints, escalations, and conflict resolution professionally and effectively.
• - Build strong relationships with residents, staff, contractors, and service providers while fostering a positive community atmosphere.
• - Conduct regular property inspections and identify opportunities to improve operations, resident experience, and building performance.
• - Lead and support on-site staff, contractors, and vendors, ensuring accountability and service excellence.
• - Manage contractor relationships, service agreements, RFPs, suite turnovers, and capital or maintenance-related projects.
• - Assist with budget preparation, expense management, and the preparation of weekly and monthly operational reports.
• - Ensure compliance with the Residential Tenancies Act (RTA), health and safety regulations, and company policies.
• - Represent the landlord at Landlord and Tenant Board (LTB) hearings when required.
• - Respond to emergencies and urgent property matters, including after-hours situations as needed.
• - Work closely with senior leadership, providing regular updates on property operations, challenges, and opportunities.

Qualifications:

• - 5+ years of residential property management experience, ideally within purpose-built rental communities.
• - Experience managing large, amenity-rich residential properties.
• - Strong knowledge of the Residential Tenancies Act (RTA) and Landlord and Tenant Board (LTB) processes.
• - Experience managing budgets, contractors, vendors, and financial reporting.
• - Proficiency with Yardi property management software.
• - Property Management designation (or working towards one) is a strong preference.
