Job description

MetCap Living Management Inc. is one of Canada's largest private third-party property managers, specializing in multi-residential property management. Our head office is located in Toronto, Ontario, with property operations across British Columbia, Ontario, Quebec, Nova Scotia, and New Brunswick.

We are currently seeking a Property Manager to join our team. Reporting to the Regional Director, the Property Manager will oversee the operations of an assigned residential portfolio in Ottawa.

Duties and Responsibilities:

1. Supervise and provide direction to Residential Managers, maintenance, and administrative staff.
2. Contribute to the development and management of the annual operational budget.
3. Assist with contractor management.
4. Assist with property maintenance and administrative management.
5. Assist with client management and reporting.
6. Attend various meetings during and after business hours (e.g., client, property manager, tenant meetings).
7. Monitor the completion of maintenance work orders.
8. Manage rent collection and arrears.
9. Handle lease administration and act as a tenant liaison.
10. Assist in preparing documents for LTB hearings, evictions, etc.
11. Conduct in-suite, vacant unit, and general building and grounds inspections.
12. Respond to after-hours and weekend emergency calls.
13. Ensure buildings are always code compliant.
14. Address all city orders and fire department notices within the required timeframe.
15. Perform other duties within the scope of the Property Manager role.

Requirements:

1. Experience in residential property management, including knowledge of property administration, maintenance, and customer service practices.
2. Knowledge of relevant legislation, codes, and regulations related to residential building management.
3. Good understanding of building systems (HVAC, fire protection, mechanical, electrical).
4. Experience with the Landlord and Tenant Board (LTB).
5. Strong customer service orientation.
6. Ability to organize and supervise multiple service requests simultaneously.
7. Excellent written and oral communication skills.
8. Experience with Yardi or similar financial software.
9. Proficiency in MS Word, Excel, Outlook.
10. Contract management and trade supervision skills.
11. Analytical and problem-solving skills.
12. Supervisory skills.
13. Ability to meet deadlines.
