Job summary

HCC is seeking a Property Manager / Licensed Realtor to lead leasing activity and tenant relations for a mixed portfolio in Mississauga. The role requires Ontario real estate licensure, own vehicle, and hands-on leasing and deal-administration experience. You will manage leases, coordinate with in-house teams, and drive a superior tenant experience.

Based at 3660 Hurontario Street, 9 a.m.–5 p.m. with annual salary of $65,000.

Qualifications

• You hold a current Ontario real estate licence.
• You have your own vehicle and leasing or property sales experience.
• Hands-on real estate deal-administration experience including lease drafting/review and deposit handling.

Responsibilities

• Generate and advance leasing opportunities; respond quickly to inquiries and negotiate terms.

• Aim for a five-minute response to new rental inquiries; manage leasing CRM.

• Explain building issues to in-house team; assess when a trade is needed.
• Draft/review leases; check rent and deposits; maintain transaction records.
• Follow up on outstanding TMI increases and payments; keep next steps current.
• Provide lease-term recommendations to Management for concessions.

Property Manager / Licensed Realtor - Commercial Leasing & Tenant Relations

Help create spaces people want to rent—and a tenant experience they recommend to others.

HCC is hiring a licensed real estate professional to lead leasing activity and take day-to-day ownership of a mixed property portfolio. You will combine sales, tenant service, practical building knowledge, and experienced real estate transaction administration for an office with a handful of realtors, with direct access to the management and support from our in-house construction and cleaning teams.

This is a full-time role based at 3660 Hurontario Street in Mississauga, working 9 a.m.–5 p.m., with an annual salary of $65,000. You will need your own vehicle for property visits and showings.

What You Will Own

• Generate and advance leasing opportunities: respond quickly to inquiries, understand prospects’ needs, conduct showings, follow up, negotiate proposed terms, and prepare leases for approval and signing.
• Keep listings current on MLS and suitable additional channels such as Facebook Marketplace and Kijiji. Improve listing presentation and your sales approach as you learn what produces qualified interest.
• Work toward a five-minute response goal for new rental inquiries during the workday, keeping conversations, showings, and next steps current in the leasing CRM.
• Become the tenants’ main contact. Speak with business owners directly, handle concerns calmly, coordinate solutions, and keep people informed.
• Walk the main building daily, notice maintenance and presentation issues before complaints, and coordinate repairs, renovations, and cleaning through completion.
• Understand enough about buildings to investigate simple issues, recognize when a trade is needed, and explain the problem clearly to the in-house team.
• Draft and review leases, check rent/TMI and deposit calculations, prepare trade record sheets, receive deposits, and keep complete transaction records for the real estate office. Coordinate deposit and payment documentation with accounting.
• Follow up with tenants on outstanding TMI increases, clarify issues, and keep payment progress and next steps current.
• Bring recommendations to the Management for approval of lease terms and concessions.

The portfolio includes a 10-storey office building, two retail spaces with five apartments above, and leasing inquiries and showings for contracted SmartCentres shopping-centre properties.

What Makes You a Fit

• You hold a current Ontario real estate licence, have your own vehicle, and bring property sales or leasing experience.
• You have prior hands-on real estate deal-administration experience, including lease drafting/review, trade record sheets, deposit handling, and transaction files. You can perform this work after orientation to our systems and procedures.
• You bring practical building/construction knowledge, uncover client needs, negotiate thoughtfully, speak confidently with tenants, and follow through without repeated reminders. Previous commercial property-management experience is welcome but not essential.
