We are seeking an experienced Property Manager to oversee the operations of a 500-unit luxury residential portfolio located in the prestigious Ice District. This on-site role requires a strong leader with a proven track record in property management, leasing, marketing, tenant relations, and team leadership.
The ideal candidate will be responsible for ensuring the smooth operation of the community while maintaining the highest standards of service and resident satisfaction. Additionally, this role involves leading a team of six direct reports across community management, maintenance, and concierge services.

Property Manager Key Responsibilities:

Property & Operations Management
  • Oversee the day-to-day operations of a high-end residential portfolio, ensuring excellence in service delivery and operational efficiency.
  • Develop and implement strategic property management plans to enhance resident experience, property value, and financial performance.
  • Ensure all aspects of the property, including leasing, maintenance, marketing and resident services, are aligned with company policies and service standards.
  • Conduct regular property inspections to ensure quality maintenance and address any operational concerns proactively.
  • Oversee vendor and contractor relationships to ensure timely, cost-effective, and high-quality service
Team Leadership & Development
  • Lead, mentor, and support a team of six direct reports across key operational areas, including community management, maintenance, and concierge services.
  • Establish clear performance expectations, provide ongoing training, and foster a positive work culture.
  • Ensure that the team delivers outstanding customer service and upholds company values in all resident interactions.
Tenant Relations & Customer Experience
  • Serve as the primary point of contact for residents, ensuring prompt resolution of inquiries, concerns, and service requests.
  • Foster a strong sense of community by organizing and overseeing resident engagement initiatives.
  • Work closely with the leasing team to maintain high occupancy rates and attract high-quality residents.
Financial & Compliance Management
  • Develop, monitor, and manage property budgets, ensuring financial targets are met.
  • Prepare financial reports, analyze property performance, and implement cost-saving initiatives where appropriate.
  • Ensure compliance with all applicable regulations, health and safety standards, and company policies.
  • Collaborate with senior leadership to develop and implement operational improvements
Property Manager Qualifications:
  • Must possess a RECA Property Management License or be able to obtain it within the first 90 days of employment.
  • A minimum of 3–5 years of experience in property management, preferably in a luxury residential setting.
  • Strong leadership abilities with experience managing a multidisciplinary team.
  • Exceptional communication, interpersonal, and problem-solving skills.
  • Proficiency in budget management, financial reporting, and property software systems.
  • A proactive and results-driven approach to property and team management
Property Manager Compensation:

The successful candidate will receive an annual base salary between $75,000-$85,000 dependent on experience + benefit package + RRSP contributions program + 3 weeks vacation + 1 flex week. You’ll also be working with one of Canada’s largest residential property management companies who offer lots of room for growth!
