Residential Property Accountant
Details :
- Salary : $70-90,000 depending on experience and designation
- Hybrid : 3 days in office, 2 days remote after probation period
- Full-time hours, Mon-Fri
- Location : North York (Yonge and Eglinton)
Responsibilities
- Prepare month-end journal entries and maintain monthly bank reconciliations, general ledger reconciliations to the sub-ledger: cash, accounts receivable, inter-company balances, prepaid expenses, fixed assets, accrued expenses, and liabilities.
- Organize the full accounting cycle for real estate properties.
- Prepare monthly operating income statements and balance sheets for all company-owned and third-party residential properties, with supporting schedules, and submit to the operations department for review.
- Prepare budget templates, including previous year's budget and current year's forecast, for Property Managers, and assist in preparing each property's yearly budgets.
- Prepare year-end working paper files, provide auditors with financial statements, comparative analyses, sub-ledger schedules, and backups.
- Assist in the audit of residential properties.
- Ensure all transactions are recorded, including asset purchases/sales of land/building; Statement of Account (SOA); monitor post-closing to be completed within the timeframe dictated by the purchase and sale agreement.
- Oversee Accounts Receivable and Accounts Payable, review cash requirement reports, reconcile tenant statements, monitor banking deposits, and daily balances.
- Monitor operational expenses monthly through variance analysis.
- Review and approve residential expenditures, including allocation to appropriate property and expense accounts.
- Perform daily, weekly, and monthly bank reconciliations for residential banking accounts and tenant refund accounts.
- Liaise with property administrators and property managers.
- Maintain third-party property files, including mortgage schedules, insurance liability schedules, capital item warranties, and revenue contracts.
- Propose improvements to accounting processes or information management to the Senior Accountant.
Qualifications
- 2-5 years of accounting experience in residential property management
- CPA Designation preferred
- Excellent written and oral communication skills
