Job summary

AspenGrove Developments is seeking an experienced project manager to lead residential housing projects from planning through delivery. You will develop schedules, manage budgets, coordinate with contractors, and ensure compliance with codes and permits.

In this role you will drive procurement, risk mitigation, and quality assurance while maintaining clear communication with clients and stakeholders. You will mentor junior team members and foster a collaborative project environment.

Responsibilities

  • Develop and maintain comprehensive project schedules, including timelines, milestones, and deliverables.
  • Coordinate with project managers, subcontractors, and stakeholders to ensure all activities are executed according to the schedule.
  • Monitor project progress and identify potential delays or issues, proactively implementing solutions to keep the project on track.
  • Assist in budget preparation and cost estimation for residential housing projects.
  • Monitor project expenses and track costs against the approved budget.
  • Collaborate with the finance department to ensure accurate and timely financial reporting.
  • Maintain project documentation, including contracts, permits, change orders, and other relevant records.
  • Prepare regular project status reports and communicate updates to the project team and management.
  • Ensure compliance with all necessary regulations, building codes, and permits.
  • Collaborate with the procurement team to source and acquire materials, equipment, and services needed for each project.
  • Coordinate the delivery of materials to the construction site, ensuring timely availability.
  • Manage relationships with suppliers and negotiate favorable terms for the company.
  • Identify potential risks and challenges related to the project and develop risk mitigation strategies.
  • Work with safety and quality control teams to ensure adherence to safety guidelines and project specifications.
  • Handle insurance and warranty-related matters for residential projects.
  • Facilitate communication between project stakeholders, including architects, engineers, contractors, and clients.
  • Act as a central point of contact for project-related inquiries and ensure effective communication throughout the project lifecycle.
  • Foster a collaborative and positive working environment within the project team.
  • Track project changes and update relevant documentation and stakeholders accordingly.
  • Evaluate change requests and assess their impact on the project schedule and budget.
  • Work with the project team to implement approved changes efficiently.
  • Support the implementation of quality control measures to ensure residential projects meet or exceed industry standards.
  • Conduct regular inspections and collaborate with the quality control team to address any issues or non-compliance.
  • Act as a liaison between the residential housing builder and clients, providing updates on project progress and addressing any concerns or inquiries.
  • Strive to exceed client expectations by delivering high-quality projects on time and within budget.
  • Identify areas for process improvement and efficiency within project management practices.
  • Collaborate with the project management team to implement best practices and optimize project workflows.
  • Provide guidance and support to junior team members, promoting professional growth and development.
