Job summary

QuadReal Property Group in Canada is seeking an experienced Operations Supervisor to lead day-to-day building operations and supervise a team of skilled trades, power engineers, and maintenance staff, delivering safe, efficient, and sustainable performance across the assigned portfolio.

You will manage tenant service requests, oversee preventive and corrective maintenance, coordinate contractors, and act as site lead for BAS/BMS, life-safety, and digital tools.

Qualifications

• Facilities management or building operations experience in commercial real estate.
• 5+ years in building operations with 3+ years in a supervisory role.
• Experience leading operational teams, managing contractors, budgets, and PM programs.
• Knowledge of occupational health and safety and building performance best practices.
• Proficient with MS Office and building technologies including Yardi/BAS/BMS.

Role Description

Reporting to the Operations Manager, the Operations Supervisor is responsible for leading day-to-day building operations and supervising a team of skilled trades, Power Engineers, and maintenance staff. The role is accountable for delivering safe, efficient, and environmentally responsible operations while maintaining high standards of building performance, customer service, and cost control across the assigned portfolio.

Responsibilities

• Lead, coach, and develop operations staff through scheduling, performance management, team huddles, one-on-one meetings, and ongoing communication.
• Ensure timely completion of tenant service requests and maintain high tenant satisfaction through effective use of work order management systems.
• Oversee preventative maintenance, corrective maintenance, asset reliability programs, and building system performance, including regular review of alarms, overrides, deficiencies, and operational trends.
• Manage contractors and service providers, ensuring compliance with safety, documentation, performance, and company standards.
• Conduct regular property inspections, identify architectural and mechanical deficiencies, and coordinate corrective actions.
• Act as site lead for Building Automation Systems (BAS/BMS), work order platforms, life safety systems, and digital operations tools, driving continuous improvement, data integrity, and operational efficiency.
• Monitor energy, utility, and carbon performance; identify optimization opportunities; support sustainability initiatives, certifications, and decarbonization strategies.
• Oversee tenant sub-metering, environmental reporting, recycling programs, and hazardous materials management.
• Administer purchase orders and goods receipt processes within Yardi.
• Participate in property condition assessments and the development of long-term capital, operational, and sustainability plans.
• Liaise with regulatory authorities, consultants, contractors, tenants, and internal stakeholders, providing technical and operational guidance as required.
• Ensure compliance with Occupational Health and Safety legislation, company policies, training requirements, hazard assessments, and corrective action programs.
• Participate in an on-call rotation and respond to emergency situations as required.
• Perform other duties as assigned.

Experience and Qualifications

• Relevant facilities management, building operations, or skilled trades experience, with strong knowledge of mechanical, electrical, and building systems within a commercial real estate environment.
• Minimum 5 years of progressive building operations experience, including 3 years in a supervisory or leadership role.
• Experience leading operational teams, managing contractors, administering budgets, and overseeing preventative maintenance programs.
• Demonstrated knowledge of occupational health and safety requirements, building performance optimization, and property operations best practices.
• Intermediate to advanced proficiency with Microsoft Office and building operations technologies, including Yardi, Angus, Cove, KODE, Building Automation Systems (BAS/BMS), or equivalent platforms.
• Power Engineering Certificate required.
• Valid driver's license required.
