Job summary

QuadReal Property Group is seeking a Building Operator Level 2 to support a portfolio of properties. The role ensures safe, efficient operation and maintenance of HVAC, life-safety, electrical and mechanical systems.

The Building Operator Level 2 will report to the Operations Manager, with duties including responding to tenant requests, coordinating repairs, monitoring controls, and performing routine inspections.

Qualifications

• Understanding how to read building drawings for multiple disciplines (Mechanical, Architectural, Electrical, Structural).
• Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold).
• Experience in maintenance/operations related to building systems.
• Ability to work all hours required to provide building coverage and on-call after hours.

Responsibilities

• Respond to tenant service requests and emergencies promptly.
• Coordinate repairs with pre-approved vendors/contractors.
• Monitor computerized control systems and oversee preventive maintenance of HVAC and life-safety systems.
• Perform daily property inspections and log readings of utilities and fire protection equipment.
• Assist in Tenant Improvements and Capital Projects administration.
• Participate in safety inspections and on-call rotations.

Role Description:

The Building Operator is an intermediate level building operator providing maintenance support as a member of a building operations team. The Building Operator Level 2 will report to the Operations Manager. The primary objective of The Building Operator Level 2 is to ensure that the portfolio of buildings are being maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities:

• Respond to tenant service requests and emergencies in a prompt & efficient manner.
• Coordinate repairs with pre-approved vendors /contractors as necessary.
• Monitoring of computerized control systems
• Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems;
• Repairing and maintaining climate control and other mechanical systems within a building or portfolio;
• General maintenance including housekeeping of mechanical rooms, equipment rooms, maintenance shops.
• Assist in coordination of Tenant Improvement and Capital Projects
• Assist in the administration of various service contracts such as security, janitorial, and HVAC maintenance
• Participate in routine safety and housekeeping inspections
• Fulfill Incident Command duties under the Emergency Response Plan
• Participating in corporate occupational health and safety program; Assisting with waste, recycling and hazardous materials issues;
• Remaining current and up to date with new industry practices, legislative changes and new technologies;
• Prepared to be in an all buildings on-call rotation;
• The Building Operator Level 2 is a mobile role which will involve travel between various properties (company vehicle provided).
• Other assigned duties.
• Weekly commitment includes brief report to OM/PM.
• Conduct Environmental assessments in accordance with Company procedures.
• Perform daily property inspection, daily log readings of utilities & fire protection equipment

Experience and Qualifications:

• Clear understanding of how to read building drawings for various disciplines (Mechanical, Architectural, Electrical, Structural)
• Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold)
• Previous related maintenance/operations experience
• In-depth understanding of the operation and maintenance routines of HVAC and life safety equipment
• Knowledge of general maintenance procedures
• Must have a valid G drivers license with a clean record
• Experience – Minimum of three years of related building operations experience
• Relationship Skills – Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships at all levels; ability to exercise confidentiality; displays enthusiasm and has a desire to learn; team player
• Organizational/Multi-Task Skills - Ability to allocate one's time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant changes
• Computer Skills – Basic computer skills, Ability to work all hours required to provide sufficient building coverage & available on an on-call basis after hours; ability to respond to the emergency call-outs.

Salary and Benefits:

• Base salary range: $70,000 – $80,000.
• Competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.
