Job summary

Rhapsody Property Management Services is seeking a proactive Maintenance Technician to perform preventive and corrective maintenance across our properties. You will ensure seamless day-to-day operations, respond to service requests, and contribute to resident satisfaction under the Maintenance Supervisor.

Qualifications

• High school diploma or GED required.
• 1+ year of maintenance or related experience.
• Willing to work on-call evenings and weekends.
• Proficient with basic handheld and electrical tools.
• Familiar with plumbing, electrical, drywall, carpentry, painting.
• WHMIS certification would be an asset.
• HVAC systems knowledge would be an asset.

Responsibilities

• Completes assigned service requests for in-suite and common areas promptly.
• Performs in-suite turnover including light and heavy maintenance and repairs.
• Repairs appliances, plumbing, carpentry, painting, and basic electrical tasks.
• Maintains grounds and facilities; reports issues impacting budget.
• Adheres to health and safety standards and uses PPE.
• Performs on-call emergency procedures as required.
• Attends training and represents the company professionally.
• Maintains and safeguards all company tools and equipment.
• Performs other duties as assigned by Property Manager.

Essential job functions:

• Completes assigned service requests for both in-suite (interior and exterior) and common areas in a timely manner.
• Performs in-suite turnover activities, including both light and heavy maintenance; this could include repair or replacement of appliances, kitchen or bathroom fixtures, basic carpentry, painting and housekeeping to deliver quality product to our residents.
• Responsible for appliance repairs, routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, basic electrical repairs, and safe use and maintenance of tools.
• Maintains grounds, garbage’s and surrounding area, facilities, and equipment to determine if repairs or preventative maintenance is required.
• Reports any maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.
• Knowledgeable with the legislation applicable to the jurisdiction, including: Health and Safety standards, WHMIS, AODA, and Human Rights.
• Comply with health & safety procedures, ensuring the use of required safety equipment, and identifying unsafe practices and conditions while maintaining a clean and safe working environment.
• Ensures all areas are free of hazards and where not able to resolve, ensure management are informed for immediate resolution.
• Performs on-call emergency procedures as required.
• Attends and participates in training programs as required by Rhapsody and local city and provincial jurisdictions.
• Provides superior customer service and represents the company in a professional manner at all times. Consistently maintains a professional, courteous attitude when dealing with residents, coworkers, and the general public.
• Cleaning and custodial duties assigned.
• Maintains and safeguards all company tools and equipment.
• Other duties as assigned by Property Manager.

Education and Experience:

• Completion of High School or general education degree (GED)
• 1+ years of maintenance or related experience
• Flexibility to work on-call on a rotating schedule (evenings & weekends) is required
• Proficient with use of basic handheld and electrical tools
• Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
• Certification/license from one of the trade professions a definite asset
• Must be familiar with the community rules and regulations
• Exposure to multi-residential or other related industry asset class considered an asset
• WHMIS certified would be an asset
• Knowledge of mechanical and HVAC systems would be an asset
