Job summary

Rhapsody Property Management Services is seeking a Maintenance Supervisor to lead day-to-day maintenance across multiple properties. You will oversee a team, coordinate priorities, and ensure quality service that enhances resident satisfaction and property performance.

This leadership role focuses on accountability, problem-solving, and driving a high-performing team to maintain safety, cleanliness, and efficiency across all properties, while adapting to a dynamic, growth-focused environment.

Qualifications

  • High School diploma or GED.
  • 7+ years related maintenance experience.
  • Experience in a supervisor role.
  • On-call availability on evenings and weekends.
  • Proficient with basic handheld and electrical tools.
  • Knowledge of plumbing, electrical, drywall, carpentry, painting.
  • Trade certification/license from a trade profession is a definite asset.
  • WHMIS certification would be an asset.
  • HVAC systems knowledge would be an asset.

Responsibilities

  • Manages maintenance needs of more than one property.
  • Oversees a team including an Assistant Supervisor, Maintenance Technicians and Housekeeping staff.
  • Monitors service requests for in-suite and common area issues.
  • Oversees in-suite turnover activities and housekeeping to deliver quality product to residents.
  • Delegates and ensures completion of plumbing repairs, carpentry, painting and electrical tasks.
  • Inspects grounds, facilities, and equipment for repairs or preventive maintenance.
  • Reports maintenance issues affecting budget to the manager.
  • Ensures cleanliness and organization of electrical, mechanical and work areas.
  • Ensures team compliance with Health and Safety standards (WHMIS, AODA, Human Rights).
  • Walks all areas to ensure hazards are resolved or escalated.

Essential job functions:
  • Manages the Maintenance needs of more than one (1) property.
  • Responsible for the oversight of a team consisting of an Assistant Supervisor, Maintenance Technicians and Housekeeping staff.
  • Monitors service requests for both in-suite (interior and exterior) and common area issues are completed in a timely manner.
  • Oversees the completion of in-suite turnover activities and housekeeping to deliver quality product to our residents.
  • Delegates and ensures completion of routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, basic electrical repairs, and safe use and maintenance of tools.
  • Inspection and maintenance of grounds, facilities, and equipment to determine if repairs or preventative maintenance is required.
  • Report any maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.
  • Ensures cleanliness and organization of all electrical, mechanical and work areas (including supply and storage areas).
  • Responsible for the maintenance team in accordance with the legislation applicable to the jurisdiction, including: Health and Safety standards, WHMIS, AODA, and Human Rights.
  • Ensures team Complies with health & safety procedures, ensuring the use of required safety equipment, and identifying unsafe practices and conditions while maintaining a clean and safe working environment.
  • Walks all areas are free of hazards and where not able to resolve, ensure management are informed for immediate resolution.
Education and Experience:
  • Completion of High School or general education degree (GED)
  • 7 + years related experience and/or training or equivalent combination of education and experience
  • Experience in a supervisor role
  • Flexibility to work on-call on a rotating schedule (evenings & weekends) is required
  • Proficient with use of basic handheld and electrical tools
  • Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
  • Certification/license from one of the trade professions a definite asset
  • Must be familiar with the community rules and regulations
  • Exposure to multi-residential or other related industry asset class considered an asset
  • WHMIS certified would be an asset
  • Knowledge of mechanical and HVAC systems would be an asset
