Overview

Reporting to the Director of Leasing, the Leasing Manager is responsible for the successful oversight and operation of all leasing activities for Centurion-owned and managed multi-family apartment communities in the province of British Columbia.

The Leasing Manager will be required to travel throughout Centurion's portfolio of properties to meet with leasing agents, conduct training sessions, review vacant units, and conduct market analyses of competing properties, among other duties as assigned.

Responsibilities

Relationship Development

Develop and foster positive relationships with internal and external stakeholders. Ensure proactive timely resolution of all prospective and current Resident inquiries.

Ongoing Operations

Analyze all data reported in the weekly traffic reports to troubleshoot and diagnose leasing objections. Conduct market research in all regions Centurion operates and provide recommendations on leasing rates and promotions. Provide market insights and recommendations to leasing and operations teams. Liaise with marketing and call centre teams. Provide support with daily leasing activities as needed, including coverage during role vacancies and scheduled vacations. Lead the successful lease-up of new acquisitions, ensuring that new properties are leased in a timely and effective manner, and that occupancy targets established by both management and financing partners are consistently achieved. Develop and conduct monthly leasing training with all new leasing hires. Organize, market and host open houses. Travel monthly to Surrey, Victoria and Langford, British Columbia, to support leasing efforts across the portfolio.

Human Capital Management

Oversee the day-to-day activities of the leasing agents, offering support and guidance on a regular basis. Organize and facilitate regular team meetings with leasing agents to reinforce established standards and address common concerns, issuing directives resulting from the meetings in a timely manner. Complete quarterly performance reviews for the leasing agents. Lead, motivate and coach the leasing agents, providing the necessary training and tools to ensure that all leasing-related efforts are executed to established standards and meet established objectives. Provide regular mentoring and development opportunities to the leasing agents, sharing market insights and recommendations. Ensure that the team is fully supported and has all the tools necessary to achieve targets in a timely manner.

Administration and Reporting

Conduct regular market surveys to gain a comprehensive understanding of competing properties and current market conditions. Maintain an orderly office area and complete general clerical duties, including photocopying, scanning, and faxing documents. Complete other duties and tasks as assigned by the Director of Leasing.

Requirements

  • A passion for excellence in customer service delivery;
  • Minimum Grade 12 education;
  • 5-7 years of direct residential leasing experience required;
  • Strong interpersonal and oral communication skills;
  • Excellent organizational skills with a strong ability to prioritize and multi-task;
  • Able to work both independently and comfortably as part of a team;
  • Aptitude for working in a deadline-oriented environment;
  • Detail-oriented; able to resolve problems using facts, sound reasoning and common sense;
  • Forward thinking with an ability to develop creative strategic solutions to difficult issues in a timely manner;
  • Previous experience providing training and mentorship;
  • Willing to travel throughout the Province of British Columbia, specifically to Surrey, Victoria and Langford on a monthly basis, as well as other provinces within Canada, as required;
  • Strong command of MS Office products: Word, Excel, PowerPoint, Outlook;
  • Commitment to discretion and confidentiality; and
  • Experience with Yardi property management systems considered an asset.

Salary: $50,000.00 - $100,000.00
