Qualifications

  • Post-secondary education in Business, Real Estate, Marketing, Hospitality, or related discipline preferred.
  • Minimum 5 years of residential leasing experience.
  • Minimum 2 years of experience leading or supervising leasing teams.
  • Experience with lease-up projects, newly delivered communities, or multi-phased developments is considered an asset.
  • Strong knowledge of the GTA residential rental market and leasing principles.

Responsibilities

The successful candidate is an execution-oriented leasing leader who thrives in a fast-paced, high-performance lease-up environment. They bring strong leadership, communication, and organizational skills, with a proven ability to coach teams, drive leasing velocity, improve conversion, and deliver occupancy and revenue objectives. The ideal candidate is energized by daily leasing execution, market responsiveness, customer experience, and the opportunity to help establish Mirvish Village as a market-leading rental community.

Job Duties & Responsibilities:

Leasing Leadership & Development

  • Lead, coach, and develop Leasing Associates and Leasing Coordinator(s), ensuring the team is clear on daily priorities, leasing targets, resident experience standards, and individual performance expectations.
  • Establish measurable goals, accountability standards, and regular performance routines for leasing staff, including follow-up discipline, conversion performance, tour quality, pipeline management, and customer experience outcomes.
  • Ensure the team consistently and accurately uses approved leasing tools, CRM platforms, reporting systems, follow-up workflows, and operating procedures to support reliable data, timely prospect response, and strong conversion performance.
  • Conduct regular coaching, role playing, training, and performance management activities to drive market leading conversion ratios and leasing success.
  • Manage the prospect pipeline and CRM to maximise conversion and leasing results.
  • Ensure leasing agents consistently qualify prospects, deliver high-quality tours, document activity accurately, and complete timely, disciplined follow-up to improve conversion.
  • Foster a high-performance team culture built on professionalism, collaboration, accountability, customer service excellence, teamwork, and positive energy.

Leasing Execution & Performance

  • Translate the approved leasing strategy into weekly team priorities, daily operating focus, and clear action plans to achieve project leasing objectives.
  • Own day-to-day residential leasing operations for Mirvish Village, ensuring the team is focused on lead response, prospect qualification, touring, follow-up, application conversion, and lease execution.
  • Drive occupancy, leasing velocity, conversion, revenue, and net effective rent objectives across all phases of the community, balancing absorption targets with rate integrity and customer experience.
  • Manage day-to-day unit pricing recommendations and availability positioning to maximize revenue generation while achieving absorption targets and maintaining alignment with approved pricing strategy.
  • Execute leasing strategies, promotional programs, pricing initiatives, and customer experience standards established in partnership with senior leadership.
  • Monitor competitive leasing activity, pricing, concessions, prospect feedback, and market conditions, and provide regular insights to senior leadership to support leasing, pricing, marketing, and asset management decisions.
  • Personally support high-value prospects, complex leasing situations, VIP tours, and team coverage needs when required, while ensuring day-to-day touring remains consistently executed by the leasing team.
  • Prepare and execute leases in accordance with company standards and applicable legislation.

Resident Experience & Property Management Collaboration

  • Partner with Property Management to support a seamless customer experience from inquiry through occupancy, while keeping leasing execution and conversion as the primary focus.
  • Provide accurate, consistent communication to prospects and residents throughout the leasing process, coordinating with Property Management where required.
  • Share prospect and resident feedback with Property Management to help address leasing-related issues and improve the transition into occupancy.
  • Support service recovery for leasing-related concerns and escalations resident matters to Property Management as appropriate.

Move-In Coordination & Resident Transition

  • Coordinate move-ins with Property Management to ensure a smooth resident transition.
  • Ensure lease documentation, resident information, and move-in requirements are complete and accurately transferred.
  • Help resolve onboarding issues and share resident feedback to improve the move-in experience.

Multi-Phase Project Coordination

  • Support leasing across buildings and project phases with consistent execution and customer experience.
  • Coordinate with Development, Construction, Marketing, Property Management, and Operations to support openings and occupancy transitions.
  • Provide operational feedback and customer insights to inform future phases and leasing initiatives.

Administration & Compliance

  • Ensure leasing documentation, applications, tenancy agreements, and supporting records are accurate and complete.
  • Support resident screening, reference verification, credit review, and leasing records in accordance with company standards.
  • Maintain compliance with tenancy, privacy, company policy, and other applicable requirements.

QUALIFICATIONS

Academic, technical and professional competence

  • Post-secondary education in Business, Real Estate, Marketing, Hospitality, or a related discipline preferred.
  • Minimum 5 years of residential leasing experience, preferably within purpose-built rental, multifamily, or mixed-use communities.
  • Minimum 2 years of experience leading or supervising leasing teams.
  • Experience with lease-up projects, newly delivered communities, or multi-phased developments is considered an asset.
  • Strong knowledge of the GTA residential rental market and leasing principles.

Technical Knowledge

  • Strong working knowledge of Microsoft Office Suite.
  • Experience with Yardi Voyager, RentCafe, RentCafe CRM, DocuSign, and related leasing technologies.
  • Understanding of leasing documentation, reporting, and resident screening processes.
  • General understanding of financial reporting and operational performance metrics.
