JLL is seeking a Operations manager who will act as an in-house expert for 900 Maisonneuve W. He will also advise property managers on maintenance elements, service contracts, energy efficiency programs, preventative maintenance programs and troubleshooting. He acts as project manager for the projects assigned to him. It must complete, in a timely and consistent manner, all documentation required for the various stakeholders. Finally, acts as responsible for regulatory compliance programs such as, CNESST, WHMIS, Bill 122, RBQ, CSA or any other.

For 900 Maisonneuve, the candidate will also have to respond timely and effectively to complaints from tenants and user groups, in collaboration with the property manager.

WHAT YOU’LL BE DOING

Act as lead and coordinator of the building maintenance contract with the subcontractor providing Stationary Engineers and other technical services. The candidate will have to ensure that the contracted KPIs are respected

Ensure that heating, ventilation, power, life safety and mechanical equipment are fully functional and maintained appropriately

Ensure that preventive and corrective maintenance programs are implemented effectively and according to the terms of the various contracts

Respond to requests from tenants and user groups in a professional and courteous manner

Prepares detailed technical reports regarding maintenance and operational issues, including contacting equipment and material suppliers to determine cost, quality and other important facturs

Record operational equipment history and data in a control database . Ensure that all mechanical and electrical assembly diagrams are kept up to date to reflect current conditions

Assist the property manager in preparing annual expenditure budgets and prepare estimates for capital projects

Prepare and maintain a list of capital projects over a 5-year horizon for the property(ies) under its responsibility. Advise other property managers as needed on their capital requirement needs

In collaboration with property managers, develop and implement programs to improve the physical operation of properties and the customer experience

Inspect, operate and maintain the physical layout of the premises, the distribution of heating, cooling and ventilation, while ensuring that heating, ventilation and building air conditioning (HVAC) systems function adequately in all areas of the complex according to desired objectives and operating parameters, in accordance with the high standards of operation and cleanliness

Ensure the maintenance of the IT network components at the property, i.e. the private network (data and telephony) and the technical systems of the conference center (Cameras, microphones televisions etc)

Must keep track of the various energy certifications, ie: Boma BESt, LEED, Wiredscore NZC, Energy Star and any other existing certification. Must ensure to remains on the lookout for new certification programs in development in the industry and proposes new environmental initiatives that can make buildings more attractive to owners. Stakeholders and clients

Performs all other related duties as may be assigned from time to time by his/her manager

WHAT WE’RE LOOKING FOR

7-10 years’ experience in planning and organization of building maintenance activities and project management

Must know the regulatory requirements regarding the operation and maintenance of buildings, ie: Bill 122 monitoring and maintenance, CSA 282-19, Locked and confined spaces, only to name a few

At least 7-10 years of experience in general building repair and maintenance work

Holder of a building environment systems operating certificate or a combination of experience and training in office building operations – an asset

Excellent knowledge of central computerized control systems and ability to read and understand detailed plans of electrical or mechanical sectors

Interpersonal skills and excellent oral and written communication skills

Excellent troubleshooting and diagnostic skills

JLL est à la recherche d'un Gestionnaire, Exploitation qui agira à titre d’expert interne pour le 900 Maisonneuve O. Il agira aussi comme conseiller pour les gestionnaires de propriétés pour les éléments de maintenance, les contrats de service, les programmes d’efficacité énergétique, les programmes d’entretien préventif et le dépannage. CE QUE VOUS FEREZ

  • Agir comme gestionnaire et coordinateur du contrat de maintenance de l’immeuble avec le sous-traitant fournissant les MMF et autres services techniques. Il devra s’assurer que les ICP sont respectés

  • Veiller à ce que le chauffage, la ventilation, le courant, la sécurité des personnes et l’équipement mécanique soient efficaces et maintenus de manière appropriée. Veiller à ce que les programmes préventifs et correctifs de maintenance soient mis à exécution de manière efficace et selon les termes des différents contrats

  • Répondre aux demandes des locataires et groupes d’utilisateurs de manière professionnelle et courtoise

  • Préparer des rapports techniques détaillés concernant les problèmes de maintenance et de fonctionnement, notamment en communiquant avec les fournisseurs d’équipement et de matériel pour déterminer les coûts, la qualité et d’autres données importantes. Consigner l’historique et les données relatives aux équipements opérationnels dans une base de données de contrôle

  • Veiller à ce que tous les schémas de montage mécanique et électrique soient maintenus à jour de manière à refléter les conditions actuelles
