JOB SUMMARY:
Under the supervision of the Chief Administrative Officer, the Facilities Manager will be responsible for managing multiple functions of building operations and maintenance for all Agency locations. This position will serve as the point person for all building operations and the technical advisor to management on matters related to the Agency including the proper maintenance, repair, and renovation of all facilities and equipment. The Facilities Manager will collaborate closely with Agency and site leadership.
ESSENTIAL FUNCTIONS:
- Oversees building projects, maintenance and repair projects, assets and site improvements.
- Ensures OSHA standards are met at all times.
- Coordinates, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, wiring, landscaping and janitorial work.
- Reviews work orders to ensure that assignments are completed. Responsible for facilities inspections and reports. Coordinates and manages moves, adds and change activities.
- Obtains and reviews prices for the procurement of parts, services, and labor for projects. Manages capital projects.
- Manages all preventative maintenance programs. Recommends maintenance, mechanical, electrical, and facility design modifications.
- Participates in the planning, design, evaluating, and inspection of facility modifications.
- Bid out, negotiate, and oversee the work of contractors.
- Ensures proper security measures for the workplace, including collaborating with security system vendors.
- Supervises facilities staff and oversees the activities of contractors and vendor personnel, monitors vendor contracts for compliance and cost control, monitors facility expenditures, and performs regular quality control inspections to assure adherence to safety and industry standards.
- Maintains information about basic structural data and floor plans.
- Completes other duties as assigned.
MINIMUM REQUIRED EDUCATION AND EXPERIENCE:
- Five plus years of experience in facilities management.
- Experience working with landlords, building management organizations and external contractors.
- Experience developing specifications for contracted facilities work and associated vendor management.
- Must have good oral and written skills in the English language, including the ability to write concise, informative professional reports and assigned documentation in a timely manner.
POSITION/SITE REQUIREMENTS:
- Must possess a valid California driver's license, personal automobile insurance and driving record that meets the standards outlined in the Agency’s Policy: Motor Vehicle Operating Standards.
- Must be physically and mentally fit in accordance with the Agency’s Policy: Physical Fitness Standards and Examinations. Must be willing to complete a Tuberculosis (TB) test and drug screening test.
- Must be willing to complete a personal background investigation conducted by the State of California.
- Must be willing to work within a culturally integrated workplace and be willing to respect human differences based upon protected classes as defined by state, federal and local laws, or any other condition that distinguishes people from one another.
PHYSICAL REQUIREMENTS:
- Have an adequate range of body motion and mobility to work in an office or outdoor environment including standing and walking (even and uneven surfaces), alternating between standing and sitting for extended periods of time, bending, kneeling, twisting, reaching balancing and occasional carrying and lifting up to 25 pounds occasionally, and up to 10 pounds frequently.
- Physically able to walk up and down stairs routinely.
- Must be able to sit for prolonged periods of time in a vehicle (may be up to 100 miles driving distance).
- Requires the ability to utilize computer and telephone systems, which includes the coordination of eye and hand and fine manipulation by the hands and fingers for typing, writing and working with files.
SALARY RANGE:
- $90,730 - $124,768 - Annually (Exempt Position), DOE
