Your New Role:

In this role, you will lead the Technical Services team, overseeing building operations, energy management and capital projects across their Vancouver portfolio. You will establish and implement best practices to ensure our properties operate efficiently, sustainably and in alignment with Allied's standards of excellence.

The Director will oversee operational excellence across a diverse real estate portfolio, ensuring each asset meets performance targets, compliance requirements, and tenant satisfaction goals. This role is responsible for coaching, mentoring, and developing a high-performing team of Supervisors and Building Operators. The Director will contribute to annual corporate planning by providing insights on asset health, risk mitigation, and long-term capital investment strategies. The position requires strong cross-functional collaboration with Portfolio Operations, Construction, and Leasing teams to ensure cohesive execution. Additionally, the Director will support national objectives and ensure regional alignment with organizational priorities.

Responsibilities:

Building Operations & Systems

  • Ensure efficient day-to-day building performance, supported by robust preventive maintenance and inspection programs.
  • Establish and monitor KPIs to drive continuous improvement and align with national operational goals.
  • Ensure compliance with all applicable codes, standards, and health and safety regulations.

Capital Planning & Procurement

  • Lead the development of capital budgets and support feasibility studies, lifecycle cost analysis, and energy performance planning.
  • Oversee vendor selection, contract management, and RFP processes in accordance with Allied’s national procurement standards.
  • Build and maintain strong relationships with service providers to ensure consistent quality and accountability.

Risk, Safety & Compliance

  • Develop and maintain business continuity protocols and emergency response strategies.
  • Support and participate in Joint Health & Safety Committee activities.
  • Provide leadership in mechanical and electrical systems troubleshooting and guide the team through issue resolution.
  • Provide leadership and assistance with emergencies, support troubleshooting and escalation of repairs.
  • Manage and enforce Business Continuity Plans.

Technology & Innovation

  • Evaluate, recommend, and implement advanced building systems, automation technologies, and smart building applications.
  • Collaborate with internal teams to drive operational efficiency and enhance tenant experience through innovative digital tools.

What are we looking for:

  • A minimum of 10 years of progressive experience in building operations, engineering systems, and facilities management, including HVAC/BAS, electrical, plumbing, life safety, and building envelope systems.
  • At least 5-7 years of proven leadership experience in a senior technical, facilities, or operations role with direct responsibility for managing multi-site teams and technical staff.
  • Extensive experience in capital planning, lifecycle costing, and leading complex maintenance and construction projects from concept to completion.
  • Strong understanding of building automation systems, energy management strategies, and smart building technologies.
  • Demonstrated knowledge of industry codes and regulations, including the Provincial Building Code, Canadian Electrical Code, Fire Code, and Health & Safety legislation.
  • Ability to provide strategic oversight while remaining hands-on with operational execution and issue resolution.
  • Strong analytical, budgeting, and procurement skills, including experience leading vendor negotiations and RFP processes.
  • Proven ability to lead through influence, build high-performing teams, and mentor technical staff in a unionized or non-unionized environment.
  • Effective communicator with excellent organizational and interpersonal skills, capable of liaising with internal departments and external stakeholders.
  • Proficiency with building systems software and platforms such as Yardi, BAS platforms, and Microsoft Office suite.
  • Advanced ability to read, interpret, and apply technical drawings, engineering documents, and architectural specifications.
  • Strong grasp of sustainability best practices, energy conservation initiatives, and ESG-focused building operations.

Would Be an Asset:

  • Professional designation such as FMA, SMA, CFM, or related credential.
  • Post-secondary education in Mechanical/Electrical Engineering, Building Systems, Facilities Management, or related technical discipline.
  • Experience working in a REIT, large commercial property portfolio, or Class A office environment.
  • Familiarity with District Energy systems and green building certifications (e.g., LEED, BOMA BEST).
