We are currently searching for a Development Project Manager to join our Construction team.

Overview

The Development Project Manager is responsible for initiating assigned projects with city authorities and selected professionals. The primary responsibilities include reviewing project plans to ensure alignment with project requirements and local regulations, leading permit submissions and preliminary planning. They collaborate with construction project managers, contractors, and other stakeholders to facilitate smooth project execution.

Key Responsibilities

1. Analyze new projects with the Construction Director, Project Manager, and/or General Contractor based on initial goals.
2. Plan and supervise the project's design with professionals (urban planners, land surveyors, architects, engineers, etc.) according to project vision and company philosophy.
3. Identify potential issues, prepare initial cost estimates, and follow guidelines to standardize plans based on previous projects, including value engineering ideas to reduce costs.
4. Research relevant building codes, zoning laws, and incentives to ensure compliance or request derogations.
5. Review all professional plans for coordination and compliance.
6. Prepare preliminary project schedules with GCs and architects/engineers before construction begins.
7. Document all project information for knowledge transfer and future needs.
8. Coordinate permit requests and follow-ups with city authorities.
9. Review preliminary construction budgets, identify issues, and collaborate with professionals to find solutions.
10. Stay updated on industry trends, new technologies, and best practices in architecture and construction.

Key Requirements

1. Bachelor’s degree in engineering, architecture, or urban planning.
2. Minimum of 5 years of experience in construction planning management.
3. Deep understanding of architectural principles, Canadian building codes, and construction methods.
4. Experience in urban planning and engagement with municipal authorities is an asset.
5. Ability to suggest and integrate value engineering ideas and challenge professionals.
6. Experience in obtaining and evaluating construction quotes is an asset.
7. Familiarity with sustainable design practices and LEED certification.
8. Proficiency in AutoCAD, Revit (an asset), and other relevant software.
9. Leadership qualities, solution-oriented approach, attention to detail, and ability to manage multiple projects.
10. Strong communication and teamwork skills.
11. Valid driver’s license and reliable access to a personal vehicle.
