We are seeking a highly motivated and organized Development Coordinator with 2+ years of similar experience to join our award-winning team in a full-time, on-site role. If you're ready to take on new challenges and make a meaningful impact, this could be the perfect fit for you.

As our Development Coordinator, you will play a vital role in supporting and executing our development strategies, managing our projects, and engaging with key stakeholders.

Responsibilities:

Project Management and Coordination:

  1. Collaborate in the formulation and administration of project due diligence, timetables, monitoring progress, and identifying potential obstacles throughout all development phases.
  2. Draft Requests for Proposals (RFPs) for external consultants.
  3. Compare consultant proposals and recommend contract awards
  4. Coordinate and actively participate in consultant and design meetings, ensuring effective information sharing and alignment.
  5. Review and summarize all relevant project reports, providing feedback to the project team.
  6. Assist in the operation of the development team.

Project Administration:

  1. Maintain meticulous project and key decision documentation, databases, and fee libraries, ensuring easy access and proper archival.
  2. Prepare professional reports and presentation materials to communicate project status and findings.

Development Approvals and Liaison:

  1. Compile comprehensive permit packages for municipal submission, ensuring the inclusion of all necessary documentation.
  2. Establish and maintain positive working relationships with city staff, facilitating efficient communication and issue resolution.

Research and Policy Analysis:

  1. Thoroughly examine zoning bylaws, municipal policies, and planning documents to inform project feasibility and acquisition decisions.
  2. Conduct in-depth market research and competitive analysis to guide development programming, design, and sales strategies.

Project Completions and Customer Care:

  1. Assist in project completion activities, including supporting the Homeowner Care process and ensuring proper legal documentation.
  2. Manage the aftercare warranty to ensure its execution in accordance with Tera standards.

Procurement and Contract Management:

  1. Assist in the creation and execution of project scopes and schedules.
  2. Collaborate on the preparation of consultant proposals and contract documents.
  3. Process contract purchase orders for accounting purposes, ensuring accuracy and timeliness.

Qualifications:

  1. Diploma in Urban Land Economics, architecture, land development, or a related field is required.
  2. Experience in real estate development and project management.
  3. A strategic listener and persuasive communicator comfortable interacting with a wide range of stakeholders, including clients, consultants, contractors, trades, and government officials is required.
  4. Self-motivation and a positive attitude are crucial.
  5. Proven analytical and research skills are necessary.
  6. Ability to handle a heavy workload, multitask, and prioritize effectively is essential.
  7. Strong work ethic, attention to detail, and excellent organizational skills are required.
  8. Shares in entrepreneurial enthusiasm and embraces the challenges and rewards of growing a dynamic business.

Job Details:

  1. Job Type: Full-time, permanent
  2. Location: On-site at Tera Development
  3. Ability to commute/relocate: Richmond, BC: reliably commute or plan to relocate before starting work (required)
  4. Experience: Real Estate Development: 2 years (preferred)
  5. Hours: Full-time, 9 am to 5 pm, Monday to Friday
  6. Compensation: $63k to $75k and benefits package
  7. Start Date: June 2, 2025
  8. Flexible language requirement: French not required
