ABOUT THE ROLE
Innocept Developments is seeking a highly organized and proactive Development Coordinator to support the full lifecycle of our real estate development projects in the Okanagan Valley and Calgary region. This role is perfect for individuals with strong project coordination experience in real estate development, who excel in a fast-paced, dynamic environment and are eager to contribute to the successful delivery of multi-family residential projects.
As a key member of our team, you will provide administrative and project coordination support, working closely with internal teams and external stakeholders to ensure the timely delivery of projects, while maintaining high standards for quality, budget, and regulatory compliance. This role offers the opportunity to gain comprehensive exposure to the development process while contributing directly to high-impact projects.
This is a full-time opportunity, with the flexibility of being based in either our Calgary or Kelowna office and will involve occasional travel between the two locations.

THE ACCOUNTABILITIES
- Project Coordination: Manage and coordinate schedules, ensuring all project timelines are met and that the team remains on track to meet quality, budget, and schedule objectives.
- Budget & Financial Management: Assist in the development of project budgets, track expenditures, and provide regular updates to ensure financial targets are met.
- Stakeholder Engagement: Act as a liaison between internal teams, contractors, and municipal authorities to ensure smooth communication and project progression.
- Regulatory Compliance: Ensure all projects comply with local zoning laws, regulations, and building codes, assisting with permit applications and ensuring proper documentation.
- Market Research & Due Diligence: Conduct market research, evaluate potential sites, and perform site assessments, including zoning and regulatory reviews.
- Document Control & Reporting: Maintain project documentation, including RFPs, consultant contracts, permit packages, and other essential records. Ensure proper reporting and tracking of project progress.
- Municipal & Community Relations: Facilitate communication with municipal authorities in Kelowna and Calgary, building strong relationships and ensuring timely approvals. Hold municipalities accountable for meeting deadlines on priority items.
- Support Program Management Systems: Help manage proprietary systems like Site Logic, Lease Logic and Development Logic to track project milestones and deliverables.
- Meeting Coordination: Organize project meetings, create agendas, take minutes, and ensure follow-up on action items.
- Vendor & Consultant Coordination: Build strong relationships with consultants and vendors, ensuring accountability in meeting project milestones. Support RFP drafting, contractor/vendor selection, and manage consultants throughout the development cycle.

THE EXPERIENCE YOU BRING
- Relevant Education: A post-secondary diploma or degree in Urban and Land Economics, Business, Engineering, Urban Planning, or a related field.
- Project Coordination Experience: 3-5 years of project coordination experience in real estate development, construction, or a related field, with a proven ability to manage multiple projects and meet deadlines.
- Post-Graduate Studies or Certifications: PMP, Post-Graduate studies in Real Estate Development, Business, Construction, Engineering, or a related discipline will be considered an asset.
- Technical Proficiency: Strong ability to read and interpret technical drawings (such as site plans, blueprints, and building schematics). Experience with construction drawings is considered an asset.
- Regulatory Knowledge: Solid understanding of zoning, re-zoning, and development regulations in Kelowna and/or Calgary, with experience navigating local municipal approval processes.
- Software Skills: Proficient in project management software (e.g., Procore, Buildertrend, MS Project, etc.) and Microsoft Office Suite (Mac environment).
- Travel Flexibility: Willingness to travel occasionally between Kelowna and Calgary to support project needs and coordinate with internal and external stakeholders.
WHAT WE OFFER
- Competitive salary $55,000 - $75,000 depending on skill set and experience.
