Our client, a publicly traded Canadian industrial-focused real estate investment trust with its head office located in Montreal, Quebec, is seeking a Corporate Controller for their team. They own and manage a portfolio of high-quality commercial properties located in mid-sized cities across Canada, benefiting from robust economies.
Your new role
Reporting to the CFO, the Corporate Controller will oversee all financial and accounting operations for the company. This role is responsible for financial reporting, compliance, and internal controls, ensuring the company's financial health and regulatory adherence. The ideal candidate is hands-on, detail-oriented, and experienced in a deadline-driven environment.
Key Responsibilities:
- Timely preparation and analysis of quarterly and annual audited consolidated financial statements in accordance with IFRS.
- Timely preparation of the quarterly and annual Management Discussion and Analysis (MD&A), including comprehensive disclosures to ensure transparency and compliance with reporting standards (NI 51-102).
- Preparation of the annual limited partnership financial statements (review engagement) in accordance with IFRS.
- Responsible for monthly and quarterly corporate accounting including long-term incentive plan, Class B LP Units, overhead cost allocations, accounting for acquisitions and dispositions, consolidation entries.
- Responsible for the quarterly consolidation.
- Preparation of the quarterly consolidated workbook and various related supporting working paper files related to corporate accounting.
- Review of quarterly consolidated working paper files, including but not limited to, the consolidated investment properties and long-term debt files.
- Monthly and quarterly review of property level net operating income with a comprehensive understanding of significant variances.
- Liaise with external auditors.
- Annual preparation of tax files to provide to the external tax preparers (T3, T5013 and T2).
- Preparation of annual internal financial statements and preparation of tax information for numerous legal entities for the external auditors (including CDS filing, T3, T5013 and T2).
- Spearhead the annual budget process and preparation of the consolidated budget.
- Provide ongoing accounting support to controllers and property accountants.
- Oversee the annual audit of controls (NI 52-109) with external auditor.
- Ensure that current controls in place (within our system and outside our system) align with our policies and control narratives, including performing annual walk-throughs.
- Identify potential weaknesses in the control environment and make recommendations for improvements accordingly.
- Improve and streamline current processes in place, where required.
- Ad hoc projects including but not limited to government audits for T3, T5013s.
What you'll need to succeed
Knowledge, Skill & Abilities
- Proven experience in financial consolidation and external reporting.
- Advanced Excel proficiency for consolidations and reporting purposes.
- Strong understanding of IFRS and its application to financial reporting.
- Excellent attention to detail and analytical skills.
- Strong communication and leadership skills.
- Proactive and positive with the ability to identify issues and resolve problems.
- Excellent written and speaking skills, including preparation and presentation of verbal and written reports, presentations, and recommendations.
- Ability to work independently, a strong work ethic, and ability to manage time effectively in order to meet individual goals and deadlines.
Education and Experience
- CPA designation with 7–10 years of relevant work experience, preferably in the real estate industry or 7–10 years total experience in financial statement preparation, reporting, budgeting, with public accounting firm experience a plus.
- Proficient in MS Word, MS PowerPoint.
- Advanced in MS Excel.
- Proficiency in both French and English (spoken and written).
