Reporting to the CFO, the Corporate Controller will oversee all financial and accounting operations for PROREIT. This role is responsible for financial reporting, compliance, and internal controls, ensuring the company's financial health and regulatory adherence. The ideal candidate is hands-on, detail-oriented, and experienced in a deadline-driven environment.
Key Responsibilities:
- Timely preparation and analysis of quarterly and annual audited consolidated financial statements in accordance with IFRS.
- Preparation of the quarterly and annual Management Discussion and Analysis (MD&A), including comprehensive disclosures to ensure transparency and compliance with reporting standards (NI 51-102).
- Preparation of the annual limited partnership financial statements (review engagement) in accordance with IFRS.
- Responsible for monthly and quarterly corporate accounting, including long-term incentive plans, Class B LP Units, overhead cost allocations, accounting for acquisitions and dispositions, and consolidation entries.
- Responsible for the quarterly consolidation.
- Preparation of the quarterly consolidated workbook and related supporting working paper files.
- Review of quarterly consolidated working paper files, including investment properties and long-term debt files.
- Monthly and quarterly review of property-level net operating income with understanding of significant variances.
- Liaise with external auditors.
- Annual preparation of tax files for external tax preparers (T3, T5013, T2).
- Preparation of annual internal financial statements and tax information for legal entities for external auditors, including CDS filing, T3, T5013, and T2.
- Spearheading the annual budget process and preparing the consolidated budget.
- Providing ongoing accounting support to controllers and property accountants.
- Overseeing the annual controls audit (NI 52-109) with external auditors.
- Ensuring controls align with policies and narratives, including performing annual walk-throughs.
- Identifying potential weaknesses in the control environment and recommending improvements.
- Streamlining current processes where necessary.
- Handling ad hoc projects, including government audits for T3, T5013s, etc.
Knowledge, Skills & Abilities:
- Proven experience in financial consolidation and external reporting.
- Advanced Excel proficiency for consolidations and reporting.
- Strong understanding of IFRS and its application in financial reporting.
- Excellent attention to detail and analytical skills.
- Strong communication and leadership skills.

- Excellent written and verbal communication skills, including report and presentation preparation.

Education and Experience:
- CPA designation with 3-5 years of relevant experience, preferably in real estate or public accounting.
- Proficient in MS Word, PowerPoint, and advanced in MS Excel.
- Proficiency in both French and English, spoken and written.
