ABOUT THE LAURELS
The Laurels is a first-of-its-kind building offering unique rental living in Waterloo's most sought-after community of Laurelwood. Located adjacent to a grocery-anchored plaza with a Starbucks and within walking distance of Gatestone Park, Columbia Lake, Laurel Creek Conservation Area, and much more. THE OPPORTUNITY
In this front-line, on-site role (Monday to Friday), you’ll be the heartbeat of the community, leading the day-to-day operations of a purpose-built rental property, with a strong focus on resident satisfaction, customer service, unit turnovers, rent collection and work order management. You'll play a key role in creating exceptional resident experiences while supporting the financial and operational success of the property.

WHAT YOU BRING TO THE TABLE
- Minimum 2-years of customer service experience (required).
- Experience in residential property management (an asset).
- Understanding budgeting, maintenance coordination, and resident relations (an asset).
- The ability to adapt quickly, solve problems confidently, and stay calm under pressure.
- You're approachable and upbeat, making residents feel welcome and valued, while staying organized and solutions-oriented when handling day-to-day operations.
- A passion for innovation and resident satisfaction using technology to streamline service.
- Integrity, professionalism, and strong communication skills.
- Highly organized with strong attention to detail.
- Proficiency with Yardi software (strong asset).
- Familiarity with Ontario tenancy laws and LTB procedures (preferred).
- Ability to thrive in a fast-paced, team-oriented environment.
YOUR DAY-TO-DAY
- As the Community Manager of The Laurels, you are the face of the community and the backbone of the community operations. You’ll: Create a warm, welcoming environment for residents—handling inquiries, concerns, and opportunities to enhance the resident experience.
- Coordinate unit turnovers, ensuring suites are inspected, cleaned, and move-in ready on schedule.
- Maintain proactive, timely, and effective communication with residents to ensure satisfaction and clarity.
- Collaborate cross-functionally with internal teams, including but not limited to operations and leasing.
- Coordinate with external vendors and service providers as needed, to ensure timely and high-quality service delivery.
- Review receivables and follow up with residents to collect rent in arrears and maintain accurate records internally.
- Review and manage work orders, ensuring that maintenance and repair requests are completed promptly and efficiently.
- Deliver and manage LTB forms and communications, in accordance with residential tenancy regulations.
- Administer and ensure compliance with all residential lease agreements.
- Assist in the preparation of regular and ad-hoc reports.
- Communicate and deliver resident chargebacks.
- Prepare and distribute non-legal tenant notices (e.g., water shut-offs, suite access).
- Take pride in the community and plan resident gatherings.
- Daily property walks and inspections.
- Maintain accurate records using Yardi property management software.
- Support other duties, as assigned.
