Job Overview

The Commercial Property Manager oversees the day-to-day management of Cressey’s commercial property portfolio across British Columbia, ensuring exceptional service delivery to tenants. Reporting to the Vice President, Asset Management, this role is responsible for planning, organizing, and directing all operational aspects of each property to safeguard the company’s investments and optimize both cash flow and overall returns. All responsibilities are carried out within approved budgets, corporate policies, and applicable regulatory requirements.

Key Responsibilities

  • Responsible for the day-to-day management of a commercial portfolio located in the B.C. Lower Mainland and surrounding area
  • Accountable for the creation and implementation of the Annual Operating and Capital Budgets for all properties within the portfolio
  • Handle tenant enquiries and prompt resolution of tenant issues
  • Interpretation of terms of lease and carry out enforcement if required
  • Consistent and regular inspection of properties to establish if repairs or maintenance are required
  • Supervision of on-site maintenance staff, trades, security, cleaners, and other staff
  • Obtain quotes and place purchase orders for building and maintenance supplies and equipment
  • Planning of capital expenditures at various buildings
  • Assist with the preparation of the monthly reports including variance analysis of revenue, expenses, quarterly reports and capital expenditures
  • Issue work orders to complete building or site maintenance and improvement work
  • Ensure monthly service contracts are being completed in a timely professional manner
  • Maintain all building and site maintenance logs
  • Assist with tenant move-ins and move-outs; complete and document move-in and exit reports.
  • On-Call emergency response
  • Report on financial performance, property operations, capital project execution, staffing and tenant relations.
  • Additional duties as required

Skills and Qualifications

  • Minimum of 2 years’ real estate experience
  • Post-secondary education in business or real estate
  • Ability to work well under pressure and manage tight deadlines
  • Ability to handle multiple demands and competing priorities
  • Adaptable to new ideas and constant changes
  • Ability to cope with changing tenant needs and deliver successful results within agreed-upon timeframes
  • Highly Proficient in Microsoft Office (specifically Excel, Outlook, and Word)
  • Self-motivated, detail-oriented, and has strong initiative
  • Able to effectively communicate with a wide variety of constituents
  • Able to work independently with little supervision
  • Adaptable to change and continuously seek out improvements to existing processes
