Job summary

Armco Capital Inc. in Calgary is seeking a Building Operator to ensure safe, efficient operation of commercial properties within an assigned portfolio. You will perform inspections, preventive maintenance, respond to tenant requests, and coordinate contractors while adhering to Alberta health and safety codes.

Applicant should have 3+ years in building operations, strong knowledge of HVAC, plumbing, electrical systems, and a valid driver’s license. CMMS experience and on-call shifts are required.

Qualifications

• Minimum of three years of experience in building operations or related mechanical trades.
• Experience in commercial office, retail, or industrial properties preferred.
• Strong knowledge of HVAC, plumbing, electrical, and BAS/BMS systems.
• Power engineering certificate preferred; other certifications are assets.
• Valid driver’s license and ability to work independently or with a team.

Responsibilities

• Inspect mechanical rooms, common areas, roofs and equipment spaces.
• Operate and troubleshoot HVAC, plumbing, electrical, lighting, and BAS/BMS systems.
• Perform preventative maintenance and minor repairs as needed.
• Respond to tenant requests and coordinate contractor access and schedules.
• Maintain logs and updates using CMMS platforms and report to management.
• Follow safety policies, respond to alarms, and participate in on-call shifts.
