Job summary

Colliers Canada is seeking future Building Operator opportunities in major locations, including Calgary. This role focuses on delivering exceptional customer service to tenants while managing daily building operations, including HVAC systems, water treatment testing, and DDC controls.

Ideal candidates have 1–3 years in commercial real estate, relevant engineering certifications, strong communication skills, and flexibility for on-call rotations.

Qualifications

• 1 to 3 years of related experience in a commercial real estate environment.
• 5th or 4th Class Power Engineering Certification, BES I & II, or an equivalent designation.
• Strong communication and customer service skills.
• Valid driver's license.
• Ability to multitask and respond effectively to time-sensitive priorities.
• Flexibility to work varied hours and participate in a rotating on-call schedule.
• Ability to lift up to 50 pounds.

Responsibilities

• Operate, monitor, and maintain building automation systems and equipment, including HVAC systems, boilers, pumps, generators, compressors, and related mechanical systems.
• Start, shut down, and regulate mechanical and electrical systems such as RTUs and heating equipment, ensuring proper control of temperature, pressure, and airflow.
• Monitor system performance using control panels, gauges, alarms, and computerized systems to identify irregularities and take corrective action when required.
• Perform routine preventive maintenance and troubleshooting on HVAC, plumbing, and electrical systems to ensure uninterrupted building operations.
• Maintain indoor air quality standards by managing ventilation systems and ensuring the timely servicing and replacement of filters.
• Conduct regular inspections of building systems and equipment, identify maintenance requirements, and report findings to management.
• Maintain mechanical and electrical rooms in a clean, safe, and operational condition at all times.
• Respond to tenant service requests and emergency situations in a timely manner, ensuring minimal disruption to building operations.
• Coordinate with external contractors and service providers for specialized maintenance and repair work while ensuring compliance with safety and operational standards.
• Adhere to all workplace safety policies, environmental regulations, and company procedures in daily operations.
