Job summary

Apollo Property Management, Inc. is seeking a Building Superintendent to support daily operations, maintenance, safety, and resident service standards at a condominium property.

The ideal candidate is organized, customer-focused, and capable of prioritizing multiple tasks in a fast-paced residential environment, reporting to the Property Manager and coordinating with residents and contractors.

Qualifications

  • High school diploma or equivalent.
  • 1 year of building maintenance or related facilities experience.
  • Knowledge of fire plans and workplace safety practices.
  • Customer-focused approach with strong communication with residents and staff.
  • Physically capable of walking, lifting, and performing light maintenance tasks.
  • Access to a reliable vehicle and a valid driver’s license.
  • Criminal record check required.
  • Bilingual English/French is an asset.

Responsibilities

  • Perform minor electrical, plumbing, repair, and general maintenance tasks.
  • Respond to owner and resident requests in a courteous, prompt, and professional manner.
  • Conduct daily site inspections and report safety, security, or cleanliness concerns.
  • Monitor on-site contractors and verify completion of the agreed scope of work.
  • Maintain operating logs, maintenance records, and inventories.
  • Ensure proper cleaning and upkeep of common areas and outdoor spaces.
  • Participate in rotating emergency after-hours on-call schedule.
  • Promote site safety and incident-reporting procedures.
  • Ensure equipment and facilities are functioning and records are up to date.

Job description

We are seeking a Building Superintendent to support the day-to-day operations, maintenance, safety, cleanliness, and resident service standards of a condominium property. The ideal candidate is organized, self-motivated, customer-focused, and comfortable prioritizing multiple tasks in a fast-paced residential property environment.

Reporting to the Property Manager, the Building Superintendent helps ensure that residents, owners, contractors, and visitors experience a clean, safe, secure, and well-maintained condominium environment.

Key Responsibilities:
  • Performs minor electrical, plumbing, repair, and general maintenance tasks within the scope of the role.
  • Responds to owner and resident requests, concerns, and service issues in a courteous, prompt, and professional manner while on site and in coordination with the Property Manager.
  • Conducts daily building and exterior site inspections and reports maintenance, safety, security, or cleanliness concerns to the Property Manager.
  • Monitors contractors working on site, verifies that the agreed scope of work is completed, and reports completion or concerns to the Property Manager.
  • Maintains operating logs, maintenance records, supply inventories, and other property-related documentation as required.
  • Maintains a suitable inventory of building maintenance and cleaning supplies.
  • Participates in a rotating emergency after-hours on-call schedule.
  • Promotes and maintains site safety, security, fire safety awareness, and incident-reporting procedures.
  • Maintains or supervises daily, weekly, and monthly building cleanliness requirements for common areas and shared spaces.
  • Maintains or assists with groundskeeping, exterior repairs, snow and ice control support, and seasonal property upkeep as required.
  • Ensures that work areas, storage rooms, mechanical rooms, garbage rooms, and recycling rooms are clean, safe, and properly maintained.
  • Checks that building equipment is functioning properly and maintains current records for belt sizes, motor specifications, and filters for pumps, fire protection panels, sprinkler systems, utility meters, water treatment systems, and HVAC equipment, including cooling towers and heating coils.
  • Prepares garbage and recycling bins for pick-up and returns bins to the appropriate storage areas after collection.
Required Skills and Qualifications:
  • High school diploma or equivalent.
  • Minimum of 1 year of building maintenance, condominium, residential property, or related facilities experience.
  • Knowledge of fire plans, workplace safety programs, and safe work practices.
  • Customer-focused approach with strong communication skills and sound judgment when interacting with residents, owners, contractors, and property staff.
  • Strong attention to detail and ability to work independently, prioritize tasks, and follow up on maintenance and service items.
  • Experience using cleaning equipment and basic maintenance tools.
  • Knowledge of preventive maintenance techniques.
  • Ability to perform the physical requirements of the role, including walking the property, standing for extended periods, using stairs, handling bins, and lifting or moving maintenance and cleaning supplies as required.
  • Access to a reliable vehicle and a valid driver's licence are required.
  • Criminal record check is required.
Preferred Assets:
  • Knowledge of swimming pool maintenance is considered an asset.
  • Prior experience in the property management industry is considered an asset.
  • Ability to communicate in both English and French is considered an asset.
