Job summary

BGO is seeking a Building Operator, Level 3, to join our Edmonton portfolio. The role focuses on installation, repair and maintenance of climate control and mechanical systems, ensuring safe, efficient operation of the building.

This onsite position emphasizes proactive property management, regular inspections, and coordination of leasehold improvements, budgeting and reporting to support tenant satisfaction and financial performance.

Qualifications

• Completion of BES 1 & 2 is mandatory.
• 2 years of direct work experience in building operations is an asset but not required.
• Working knowledge of BAS systems is a benefit.
• a valid driver’s license; entry level MS Office skills expected.

Responsibilities

• Oversee day-to-day property operations to ensure efficient management and high presentation standards.
• Develop and maintain operating procedures, regulatory compliance, and emergency response plans in accordance with legislative requirements.
• Conduct regular property inspections to monitor building conditions, operations, appearance, and service standards.
• Manage capital projects and leasehold improvements, including tendering, contractor coordination, and project oversight.
• Administer leases and collaborate with Leasing to support occupancy targets.
• Monitor market conditions, competitors, business trends, and community initiatives that may impact property performance.
• Maintain tenant relationships through proactive communication, exceptional customer service, and effective issue resolution.
• Lead tenant satisfaction surveys, coordinating follow-up actions and initiatives to address tenant feedback.
• Manage property financial performance, including budgeting, revenue and expense control, monthly financial analysis, tenant billings, year-end adjustments, and accounts receivable.
• Prepare detailed monthly management and client reports, providing clear visibility into property performance and financial results.

Job description

The Building Operator, Level 3, is a junior level building operator responsible for operational and technical support in an office building, or portfolio of buildings in Edmonton. This individual is responsible for installation, repair and maintenance of climate control and other mechanical systems within the complex. The primary objective of the Building Operator, Level 3, is to ensure that the assigned building or complex of buildings is managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

This is an onsite position located in Edmonton, AB.

What You Will Do

• Overseeday-to-day property operations, ensuring the property is efficiently managed, well-maintained, and consistently presented to a high standard.

Who You Are

Key Qualifications

• Technical Qualifications- The Building Operator, Level 3, shall have the following technical qualifications or industry equivalency:
  • Completion of BES 1 & 2 is mandatory
  • 2 years of direct work experience holding a junior or intermediate position in building operations is an asset but not a requirement;
  • Working knowledge of BAS systems is a benefit;
  • a valid driver’s license;
  • Entry level skills in Microsoft Office.
