Job summary

BGO is seeking an on-site Property Manager in Edmonton, AB to lead operations for a multi-site portfolio. You will oversee daily property management, supervise capital projects, and coordinate leasing alongside the Leasing team to meet occupancy targets.

Ideal candidates have 4+ years in property management, strong customer service skills, and knowledge of Yardi and MS Office. A valid driver's license and vehicle are required. BGO offers a competitive package and career development opportunities.

Responsibilities

  • Oversee day-to-day property operations to ensure high standards.

  • Conduct regular property inspections.
  • Manage capital projects, tenders, and contractor oversight.
  • Administer leases to support occupancy targets.
  • Monitor market conditions and community initiatives.

  • Prepare monthly management and client reports.

Job description

We are looking for an individual that is passionate about property management. This person will be responsible for planning, organizing, implementing and controlling all aspects of the operation of the assigned portfolio.

This is an onsite position located in Edmonton, AB.

What You Will Do
  • Overseeday-to-day property operations, ensuring the property is efficiently managed, well-maintained, and consistently presented to a high standard.
  • Develop and maintainoperating procedures, regulatory compliance, and emergency response plansin accordance with legislative requirements.
  • Conduct regularproperty inspectionsto monitor building conditions, operations, appearance, and service standards.
  • Managecapital projects and leasehold improvements, including tendering, contractor coordination, and project oversight.
  • Administerleasesto ensure all contractual requirements are fulfilled and collaborate with Leasing to support leasing and occupancy targets.
  • Monitormarket conditions, competitors, business trends, and community initiativesthat may impact property performance.
  • Maintain strongtenant relationshipsthrough proactive communication, exceptional customer service, and effective issue resolution.
  • Leadtenant satisfaction surveys, coordinating follow-up actions and initiatives to address tenant feedback.
  • Manageproperty financial performance, including budgeting, revenue and expense control, monthly financial analysis, tenant billings, year-end adjustments, and accounts receivable.
  • Preparedetailed monthly management and client reports, providing clear visibility into property performance and financial results
Who You Are
Key Qualifications
  • Experience - 4+ years of related experience with a multiple-site portfolio, post-secondary courses in property management or a university degree, combined with a strong service ethic commitment.
  • Computer Skills – Intermediate skills in Microsoft Office; knowledge of Yardi an asset
  • Driver’s License – Requires a valid driver's license and vehicle.
