QuadReal Property Group in Canada seeks an intermediate Building Operator Level 2 to support maintenance across a portfolio. You will respond to tenant requests, coordinate repairs, monitor control systems, and oversee preventive maintenance of HVAC, life safety, and electrical systems.

The role requires reading building drawings, safety knowledge (WHMIS, Lockout/Tagout, fall protection), and at least three years in building operations; valid G license; on-call and travel between properties;

• Clear understanding of how to read building drawings (Mechanical, Architectural, Electrical)
• Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold)
• Previous related maintenance/operations experience
• In-depth understanding of HVAC and life safety equipment operation/maintenance
• Must have a valid G drivers license with a clean record
• Minimum of three years of related building operations experience
• Strong communication and presentation skills; ability to work with all levels; confidentiality
• Organizational and multi-tasking skills; work under pressure; meet deadlines
• Ability to work all hours and be on-call after hours; respond to emergencies

Roel Description

The Building Operator is an intermediate level building operator providing maintenance support as a member of a building operations team. The Building Operator Level 2, will report to the Operations Manager. The primary objective of The Building Operator Level 2 is to ensure that the portfolio of buildings are being maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities

• Respond to tenant service requests and emergencies in a prompt & efficient manner
• Coordinate repairs with pre-approved vendors /contractors as necessary
• Monitor computerized control systems
• Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems
• Repair and maintain climate control and other mechanical systems within a building or portfolio
• General maintenance including housekeeping of mechanical rooms, equipment rooms, maintenance shops
• Assist in coordination of Tenant Improvement and Capital Projects
• Assist in the administration of various service contracts such as security, janitorial, and HVAC maintenance
• Participate in routine safety and housekeeping inspections
• Fulfill Incident Command duties under the Emergency Response Plan
• Participate in corporate occupational health and safety program
• Assist with waste, recycling and hazardous materials issues
• Remain current and up to date with new industry practices, legislative changes and new technologies
• Prepare to be in an all buildings on-call rotation
• The Building Operator Level 2 is a mobile role which will involve travel between various properties (company vehicle provided)
• Weekly commitment includes brief report to OM/PM
• Conduct Environmental assessments in accordance with Company procedures
• Perform daily property inspection, daily log readings of utilities & fire protection equipment
• Other duties as assigned

Experience And Qualifications

• Clear understanding of how to read building drawings for various disciplines (Mechanical, Architectural, Electrical, Structural)
• Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold)
• Previous related maintenance/operations experience
• In-depth understanding of the operation and maintenance routines of HVAC and life safety equipment
• Knowledge of general maintenance procedures
• Must have a valid G drivers license with a clean record
• Experience – Minimum of three years of related building operations experience
• Relationship Skills – Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships at all levels; ability to exercise confidentiality; displays enthusiasm and has a desire to learn; team player
• Organizational/Multi-Task Skills - Ability to allocate one's time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant changes
• Computer Skills – Basic computer skills,
• Ability to work all hours required to provide sufficient building coverage & available on an on-call basis after hours; ability to respond to the emergency call-outs.

The expected annualized base salary range is between $70,000-$80,000.
