Job summary

Qualifications

• Ability to read building drawings for multiple disciplines (Mechanical, Electrical, Structural).
• Knowledge of Health & Safety procedures (WHMIS, Lockout/Tagout, fall protection).
• Minimum 3 years in related building operations and maintenance.
• Experience with HVAC and life-safety equipment operation/maintenance.
• Must have a valid G class driver's license.

Responsibilities

• Respond to tenant service requests and emergencies promptly.
• Coordinate repairs with pre-approved vendors/contractors.
• Monitor computerized control systems.
• Oversee maintenance of HVAC, mechanical, plumbing, lighting and life-safety systems.
• Perform daily property inspections and log utility readings.

• Participate in safety inspections and emergency response activities.

Role Description

The Building Operator is an intermediate level building operator providing maintenance support as a member of a building operations team. The Building Operator Level 2, will report to the Operations Manager. The primary objective of The Building Operator Level 2 is to ensure that the portfolio of buildings are being maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities

• Respond to tenant service requests and emergencies in a prompt & efficient manner
• Coordinate repairs with pre-approved vendors /contractors as necessary
• Monitor computerized control systems
• Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems
• Repair and maintain climate control and other mechanical systems within a building or portfolio
• General maintenance including housekeeping of mechanical rooms, equipment rooms, maintenance shops
• Assist in coordination of Tenant Improvement and Capital Projects
• Assist in the administration of various service contracts such as security, janitorial, and HVAC maintenance
• Participate in routine safety and housekeeping inspections
• Fulfill Incident Command duties under the Emergency Response Plan
• Participate in corporate occupational health and safety program
• Assist with waste, recycling and hazardous materials issues
• Remain current and up to date with new industry practices, legislative changes and new technologies
• Prepare to be in an all buildings on-call rotation
• The Building Operator Level 2 is a mobile role which will involve travel between various properties (company vehicle provided)
• Weekly commitment includes brief report to OM/PM
• Conduct Environmental assessments in accordance with Company procedures
• Perform daily property inspection, daily log readings of utilities & fire protection equipment
• Other duties as assigned

Experience and Qualifications

• Clear understanding of how to read building drawings for various disciplines (Mechanical, Architectural, Electrical, Structural)
• Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold)
• Previous related maintenance/operations experience
• In-depth understanding of the operation and maintenance routines of HVAC and life safety equipment
• Knowledge of general maintenance procedures
• Must have a valid G drivers license with a clean record
• Experience - Minimum of three years of related building operations experience
• Relationship Skills - Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships at all levels; ability to exercise confidentiality; displays enthusiasm and has a desire to learn; team player
• Organizational/Multi-Task Skills - Ability to allocate one's time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant changes
• Computer Skills - Basic computer skills,
• Ability to work all hours required to provide sufficient building coverage & available on an on-call basis after hours; ability to respond to the emergency call-outs.

The expected annualized base salary range is between $70,000-$80,000.
