Job Summary:

Reporting to the Building Operations Supervisor (BOS), the Building Maintenance Operator (BMO) manages daily services, maintenance, and operation of assigned equipment, systems, and services for the facility.

The BMO must meet the facilities' 24/7 shift coverage, adhere to all HS&E policies, obtain security clearance, and collaborate with the operations team for service, maintenance, and operational needs.

Key Responsibilities:
  1. Operate and monitor HVAC equipment and systems safely and efficiently.
  2. Perform scheduled and unscheduled maintenance on HVAC systems, including chillers, cooling towers, and water treatment stations, utilizing the Building Automation System (BAS).
  3. Record readings of equipment and systems, including electrical, mechanical, and HVAC.
  4. Understand and operate fire alarm and suppression systems, respond to alarms, and make public address announcements.
  5. Support emergency services as needed.
  6. Follow the Fire Life Safety Plan and security procedures, including locking/unlocking doors and operating security systems.
  7. Participate in emergency procedures such as Elevator Entrapment and Bomb Threat protocols.
  8. Respond to tenant requests promptly, monitor inventory, and authorize repairs.
  9. Ensure compliance with regulatory standards and document tasks using CMMS.
  10. Maintain a neat work environment and coordinate maintenance schedules with subcontractors.
  11. Adhere to HS&E and security procedures and report concerns.
Qualifications:
  • Building Environmental Systems Certificate or equivalent.
  • Minimum 7 years of facilities operations and maintenance experience.
  • Ability to meet security requirements and hold a valid Ontario driver’s license.
  • Knowledge of building systems and operations.
  • Proficiency with MS Word, BAS, Fire Alarm, CMMS, and Security systems.
  • Strong communication and customer service skills.
  • Ability to work 24/7 shifts and respond independently to emergencies.
