Job summary

Kipling Group Inc. in Mississauga is seeking a Building Maintenance Manager to oversee the on-site maintenance of residential properties and manage support staff. The role requires a service-oriented approach, strong communication, and readiness for month-end and on-call emergencies.

You will lead maintenance teams, coordinate with vendors, and ensure safety procedures and budgets are followed. Experience in building systems and resident service is essential for this position.

Qualifications

• Experience managing others and leading teams.
• Computer skills and knowledge of Microsoft Office and Yardi maintenance module.

• Ability to resolve resident issues in a timely and professional manner.
• Strong interpersonal, customer service, organization and communication skills.
• Knowledge of building maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, etc.) and related repairs.

Responsibilities

• Lead on-site Maintenance staff and manage daily maintenance activities at property
• Manage vendors on-site and oversee suite turnovers for property and building maintenance operations
• Ensure efficient operation of the property by issuing and tracking work and purchase orders, and monitoring expenses and budgets
• Complete thorough orientation and training of new staff, if required
• Ensure knowledge of emergency procedures including fire, flood and mould remediation
• Assist building manager in maintaining logs and safety checks
• Ensure all mechanical and exit doors are secure and functioning; manage common areas
• Maintain and store maintenance supplies and regular inventories; order supplies as needed
• Oversee and review building inspections with the building manager
• Liaise with client’s operations team to provide updates on Periodic R&M programs and Capital work as needed
• Oversee tendering of property maintenance contracts (elevators, equipment, turnover, fire equipment, etc.)
