Job summary

QuadReal Self Storage Management is seeking an Area Manager, Self Storage to lead facility-level operations across a portfolio, driving occupancy growth and delivering an exceptional customer experience.

You will translate strategy into site-level action, coach Site Managers, and collaborate with marketing, finance, and HR to execute standardized practices that enhance performance across the portfolio.

Qualifications

• 5+ years of operations experience, with at least 2 years in a multi-site or supervisory role.
• Strong leadership and team development skills with a track record of coaching site-level teams to performance.
• Proficiency in property management or operations software; self-storage platform experience is an asset.

Responsibilities

Role Description

Reporting to the Director, Self Storage Operations, the Area Manager, Self Storage is responsible for leading facility-level operations and execution across a designated portfolio of self-storage sites, with a focus on driving occupancy growth, delivering an exceptional customer experience, and embedding consistent, scalable operating practices across assigned facilities. Responsibilities:

Facility Operations

• Lead day-to-day operations across assigned self-storage facilities, ensuring service consistency, safety, and compliance with company standards.
• Conduct regular site visits to assess operational performance, customer experience, and adherence to policies and procedures.
• Respond to operational escalations and after-hours emergencies as required.
• Support the implementation of standardized operating practices across facilities while remaining responsive to site-level needs.
• Execute operational initiatives arising from enterprise strategy, acquisitions, or process improvement programs.

Business Growth & Performance

• Drive facility-level execution of growth initiatives to increase occupancy, revenue, and customer retention across assigned sites.
• Support the stabilization and performance improvement of sites through strong operational execution.
• Monitor occupancy trends, leasing activity, and customer feedback to identify risks and opportunities, taking corrective action as needed.
• Partner with Marketing and Operations Support to ensure demand-generation initiatives are operationally executable at the facility level.
• Contribute operational insights and recommendations to support portfolio-wide growth planning and prioritization.

People Leadership

• Provide coaching and day-to-day performance guidance to Site Managers in line with established performance expectations.
• Support performance management conversations by identifying issues, providing operational feedback, and partnering with HR on next steps.
• Participate in interviews and onboarding for facility roles, providing operational input and recommendations.
• Reinforce consistent application of policies and practices at the site level in partnership with HR.
• Escalate employee relations matters, policy interpretation, and formal HR processes to Human Resources.

Cross-Functional Liaison

• Support the Director as the primary interface between self-storage facilities and Head Office teams; liaise directly with Marketing & Communications and Finance on store-level promotion rollouts, campaign execution, and budget matters as needed.
• Communicate site-level needs, constraints, and priorities to the Director to ensure Head Office partners can provide effective support.
• Ensure clear, timely communication of corporate initiatives to Site Managers.

Financial & Vendor Oversight

• Monitor individual store budgets across assigned facilities, flagging variances and cost concerns to the Director.
• Support Store Managers in vendor relationships at the facility level; elevate vendor agreements or issues requiring broader coordination to the Director, Legal, Finance, or Procurement as appropriate.
• Support cost discipline and budget adherence at the facility level.

Reporting, Risk & Governance

• Ensure accurate and timely operational reporting from assigned facilities.
• Identify and elevate operational risks, compliance issues, or performance gaps to the Director, Self Storage Operations.
• Support post-acquisition integration initiatives at the facility level in partnership with centralized teams.
• Uphold QuadReal's values and operating standards across all sites.

Experience and Qualifications

5+ years of operations experience, with at least 2 years in a multi-site or supervisory role; self-storage, retail, or property operations experience preferred. Strong leadership and team development skills with a track record of coaching site-level teams to performance. Solid understanding of operational performance drivers including occupancy management, customer experience, and cost control. Excellent communication skills with the ability to work effectively across field and Head Office environments. Proficiency in property management or operations software; self-storage platform experience (e.g., Sitelink, storEDGE) is an asset. Valid driver's licence and ability to travel regularly to facility locations within the assigned region. Post-secondary education in Business, Operations, or a related field; equivalent experience considered.

The expected annualized base salary range for this role is $80,000-$90,000.

Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.
