Job summary

Mainstreet Equity Corporation in Saskatoon, SK is seeking a Maintenance Technician to oversee daily maintenance and administration for assigned locations. Reporting to the Regional Manager, you will supervise building staff, ensure safety and compliance, and manage budgets while maintaining high resident satisfaction.

The role requires 2+ years of supervisory experience, a valid driver’s license, and the ability to work evenings and weekends.

Qualifications

  • Must have 2+ years’ supervisory experience.
  • Preferably 2+ years as a Resident Manager.
  • Excellent communication, organizational, time management and listening skills.
  • Knowledge of the Residential Tenancies Act is an asset.
  • Able to work evenings and weekends.
  • Valid driver’s license and a reliable vehicle.
  • Must successfully complete a security clearance.

Responsibilities

  • Assist Regional Manager in managing portfolio apartments.
  • Ensure portfolio operates safely, well maintained, and clean.
  • Coordinate, delegate, direct, and guide staff in day-to-day tasks.
  • Assist Regional Manager in hiring, training, and supervision of personnel.
  • Assist the senior regional manager in conduct of annual performance evaluations of team members.
  • Plan and execute advertisement campaign to fill residential vacancies and attract prospective tenants.
  • Audit lease documents to ensure accurate completion and compliance.
  • Monitor timely collection and deposit of monthly rent payments.
  • Maintain accurate, timely documentation for risks, liabilities, lawsuits, and company benefits.
  • Ensure tenants comply with Lease Agreements and enforce lease provisions where allowed by law.
  • Monitor legal actions and represent Mainstreet at court/tribunal.
  • Assist Regional Manager with monthly financial statements.
  • Other responsibilities as assigned.

Its business focus is on acquisition & upgrading of residential properties and managing its own portfolio of a; 18,000 residential apartments in six major cities across Canada.

Position Summary

Reporting to the Regional Manager, the Area Manager is responsible for the management of daily operations, maintenance, and administration of assigned location(s). The Area Manager will be responsible for the supervision of building managers, maintenance staff, cleaners, landscapers and office personnel; ensuring day-to-day operations are on schedule and within prescribed budgets. A fundamental requirement of the position is to manage an annual operating and capital budget while maintaining a high level of resident satisfaction, in accordance with policies and guidelines.

Key Duties and Responsibilities

Your duties shall include, but not be limited to the following:

  • Assist Regional Manager in the management of his/her portfolio apartments.
  • Ensure that the investment portfolio is operating safely and efficiently. Some tasks may include, but are not limited to, ensuring the respective building or portfolio has security, is well maintained, is clean, and provides the necessary infrastructure required for the operation of all services and facilities within the complex
  • Coordinate, delegate, direct, and/or guide staff in the performance of their respective day- to-day responsibilities
  • Assist Regional Manager in hiring, training, and supervision of personnel in accordance with company mandates, policies, and procedures
  • Assist the senior regional manager in conduct of annual performance evaluations of team members
  • Plan and execute advertisement campaign to fill residential vacancies and attract prospective tenants
  • Audit the documents to ensure that all tenants have accurately completed the required lease documentation in accordance with company policies and procedures
  • Monitor timely collection and deposit of monthly rent payments
  • Ensure that accurate, timely, and complete documentation is maintained for all matters posing a risk, liability, lawsuit, potential lawsuit, and/or benefit to the company
  • Ensure tenants are in compliance with the terms and conditions of their respective Lease Agreement
  • Enforce the provisions of the Lease Agreement to the full extent possible under relevant legislation
  • Monitor legal action initiated by MEQ against delinquent tenants. Represent Mainstreet at court / tribunal.
  • Assist Regional manager in preparation and analysis of monthly financial statements
  • Other responsibilities as assigned from time to time.
Qualifications and Requirements
  • Must have 2+ years’ experience in a supervisory role
  • Preferably 2+ years of experience as a Resident Manager
  • Must have excellent communication (written & verbal), organizational, time management, and listening skills
  • Knowledge of the Residential Tenancies Act is an asset
  • Working knowledge of all relevant labor and human rights legislation governing the hiring, supervision, and dismissal of employees an asset
  • Able to work effectively in high stress situations
  • Must be able to adapt and manage multiple tasks with conflicting priorities
  • Above average problem solving, negotiation, and conflict resolution skills
  • Ability to work evenings and weekends
  • Must possess a valid driver’s license and have a reliable vehicle
  • Must successfully complete a security clearance
