EMV Holdings Corp. in Vancouver, BC, is seeking an accounting manager to design and lead the accounting department for a portfolio of real estate entities. This is an on-site, full-time role with parking and extended health benefits.

You will supervise a small team, manage month-end close, prepare financial statements, budgets, cash flow, and liaise with senior management. A CPA and real estate experience are preferred, and Sage 50 familiarity is a plus.

Qualifications

• 5+ years of full-cycle accounting, including 2+ years supervising staff.

Responsibilities

• Lead design and build of the accounting department for three related entities.

ACCOUNTING MANAGER

COMPANY DESCRIPTION

EMV Holdings Corp. was founded in 1975 and operates a 700+ unit multifamily rental portfolio in Vancouver (14

Downtown and West Side buildings built between 1925 and 1976) with a team of 30+ people. We are executing a

six-year program to upgrade and reposition our buildings and to professionalize our office systems. We require an

Accounting Manager to lead our accounting team. We currently run on Sage 50 Accounting and are open to upgrading.

JOB PURPOSE

• Help design, then build and lead, the accounting department of a group of three related real estate operating entities and several holding entities.
• Supervise a team of one part-time Bookkeeper and one full-time Accounting Officer, with the possibility of adding members if required.
• Reports to the General Manager on office matters and to the Director & Treasurer on strategy, finance and system design.
• Attends a weekly senior-level meeting with team members in other time zones, usually 5pm to 8pm Vancouver time, and occasional shorter meetings between 4pm and 6pm.
• This is a hands-on management position ("player-coach").

RESPONSIBILITIES INCLUDE MANAGING

• Team supervision and development, close calendar and accounting procedures, in consultation with the Director & Treasurer
• Month-end and year-end close
• Financial statements, variance reports, audit working papers
• Operating and capital budgets
• Cash flow forecasting and position
• Accounts payable and receivable oversight
• Payroll funding and rent roll reconciliation
• Tax compliance
• Mortgage administration and insurance renewals
• Internal controls, balance sheet schedules, filing system
• Weekly reporting to the Director & Treasurer
• Shared workflows with other departments in Google Workspace (Sheets, Docs, Drive)
• Automation of defined, repeated work using AI tools, built in-house or with an outside specialist

RESPONSIBILITIES INCLUDE COORDINATION WITH

• Facilities Management: R&M and capital project draws, holdbacks and payments
• HR & Admin and Property Management: payroll, rent roll, tenant master file, tenant documentation, contract files
• External Accountants: year-end working papers, corporate and trust returns

PERFORMANCE STANDARDS

• Timely and accurate closes, reconciliations and financial statements
• Daily updated live master tracker files
• Documented standard procedures and training

QUALIFICATIONS

• 5+ years of full-cycle accounting, including 2+ years supervising staff
• Multi-entity close and reporting experience
• CPA preferred
• Real estate or property management experience preferred
• Canadian tax compliance experience
• Trust return (T3) experience an asset
• Familiar with tenant and corporate data confidentiality
• Sage 50 Accounting experience preferred
• Multi-entity accounting systems (e.g. Business Central / NAV) an asset
• Property management systems (e.g. Yardi) an asset
• Google Workspace (Sheets, Docs, Drive)
• Working use of AI tools (Gemini, Claude)
