A financial services company is seeking a senior-level Bookkeeper / Financial Analyst to manage end-to-end accounting and financial reporting for a growing portfolio of over 400 rental units. This remote role requires CPA-level accounting judgment and strong financial analysis skills to provide clear insights to leadership and investors. The ideal candidate will have exceptional attention to detail, be based in LATAM, and possess fluency in English. Candidates with Spanish or Portuguese skills are preferred.

Qualificações

• Must be based in LATAM.
• Prior experience in real estate or investment accounting is preferred.
• Spanish or Portuguese fluency is a plus.
• Experience in real estate or investment accounting, preferably multi-family portfolios.

Responsabilidades

• Maintain accurate books and records for each property and legal entity.
• Prepare monthly financial statements by property and entity.
• Serve as the primary point of contact for investor financial reporting.
• Develop budgets and budgets vs. actual analyses; build custom Excel-based models.
• Provide investor reporting and strategic financial insights to leadership.

ZIVA is hiring on behalf of one of our clients. We are seeking a senior-level Bookkeeper / Financial Analyst to manage the end-to-end accounting and financial reporting for a growing real estate investment portfolio of 400+ rental units across multiple entities and locations.

This role goes beyond transactional bookkeeping. The ideal candidate brings CPA-level accounting judgment, strong financial analysis capabilities, and the ability to translate financial data into clear insights for leadership and investors. You will serve as the primary owner of financial accuracy, reporting, and investor communication, operating with high autonomy and accountability.

• Ensure proper classification, reconciliation, and consistency across all accounts
• Own month-end close processes and financial data integrity
• Assist with tax preparation and required filings in coordination with tax partners
• Prepare monthly financial statements by property and entity
• Develop and manage budgets and budget vs. actual variance analyses
• Interpret financial results and provide actionable insights to leadership
• Build and maintain custom financial models and Excel-based reports as needed
• Support strategic decision-making with data-driven findings

Key ResponsibilitiesCore Accounting & Bookkeeping

• Maintain accurate books and records for each property and legal entity

Financial Reporting & Analysis

Investor Reporting

• Respond to investor questions with professionalism and financial clarity

Required Qualifications (Non-Negotiable)

• CPA-level accounting competence (CPA license not required, but equivalent expertise expected)
• Strong accounting and financial analysis background
• Proven ability to work independently with minimal supervision
• Exceptional attention to detail and accuracy
• Highly organized, proactive, and solution-oriented (“figure it out” mindset)
• Excellent written and verbal communication skills
• Fluent English
• Based in LATAM
• Prior experience in real estate or investment accounting, preferably multi-family portfolios

Preferred Qualifications

• Spanish or Portuguese fluency
• Experience working with Salesforce and modern accounting/financial systems
• Knowledge of U.S. tax laws and regulations (training available if gaps exist)
• Advanced Excel skills (financial modeling, scenario analysis, custom reporting)
• Strong problem-solving and critical-thinking abilities

Tools & Systems (Experience With One or More Preferred)

• Excel (advanced modeling and reporting)
• Accounting platforms (QuickBooks, NetSuite, or similar)
• Salesforce or comparable CRM/financial systems
