Digital Realty in Belgium seeks a Property Operations Manager to lead maintenance, ops administration and site optimization for non-white spaces and operational sites. You will ensure maintenance activities are aligned with annual plans, support financial reporting, and contribute to budget processes.

You will direct Property Management teams, coordinate cross-functional initiatives, and drive monthly variance reporting while ensuring compliance with global requirements and service excellence.

Qualifications

• Bachelor’s degree in Business, Real Estate, or equivalent.
• 5+ years of practical experience in an electro-technical or industrial/mechanical environment.
• Experience / good understanding of ITIL or equivalent process framework.
• Experience with acquisitions and implementing / creating new systems and procedures would be a strong plus.

Your role

In this role, you will have a high impact on Digital Realty’s maintenance support, ops administration and properties optimization, through ensuring that non-white spaces and operational sites (White Spaces) are managed and support effectively on budget and documentation. For Datacenter Operations the function ensures all agreed maintenance activities are included in the annual plans, prepared for site execution and reported on. And you will Provide input for financial reports on operational activities

Overall Responsibilities

• Sets the direction for Property Management teams focusing on the achievement of corporate goals and objectives.
• Direct and lead Property Management teams within the subregion. This includes the coordination of cross-functional strategic initiatives.
• Strategically plans and optimizes resourcing, including workforce allocation of the Property Ops function and supports budget management to ensure the effective running of non-white spaces and operational sites.
• Lead monthly variance reporting, ensuring compliance with Global requirements, and providing actionable insights to site management.
• Provide input for operations accruals, deliver monthly reports to the finance team, and support annual budget and forecast preparation.
• Influence organizational decisions on strategy, policy, and process recommendations by providing input, and establishing precedence where required, which may have longer-term impact.
• Manage a range of relevant strategic initiatives cross functionally.
• Act as a point of escalation and collaboration for the Property Management functions in the subregion to address emerging issues and new business requirements.
• Identify potential issues beyond current environment and pro-actively prepare, Analysis includes the ability to articulate conclusions and/or potential alternative solutions and often requires evaluation of intangible factors

What You’ll Need

• A bachelor’s degree preferably in Business, Real Estate, or comparable experience.
• Minimum 5 years of practical experience in an electro-technical or industrial/mechanical environment.
• Experience / good understanding of ITIL or equivalent process framework
• A proven record of providing excellent internal and external customer service.
• Experience with acquisitions and implementing / creating new systems and procedures would be a strong plus. Tenant improvement and construction experience is also preferred

Soft-Skills

• People Management experience, leading organizational change
• Possesses extensive experience and nuanced knowledge of plant/services operations and the complete data center infrastructure.
• A strong understanding of financial terms and principles and the ability to analyse and conduct complex financial and business decisions.
• Fluent in English, written and oral.
