AION Management is seeking a Senior Property Manager to oversee a large asset with more than 600 units. You will supervise a team of 12+ employees, coordinate all daily operations, and drive financial performance to maximize NOI while preserving asset value.

Responsibilities include budgeting, rent collection, capital improvements, vendor oversight, and ensuring high standards of resident service and compliance with housing laws.

Qualifications

  • 5–6 years’ property management experience with large assets.
  • Must be able to obtain real estate license in PA/NJ within 180 days of hire.
  • Strong leadership, budgeting, and financial analysis skills.

Responsabilités

  • Oversee financial performance and work toward NOI targets.
  • Maximize cash flow and manage rent collection and delinquencies.
  • Ensure RealPage data accuracy and timely reporting.
  • Develop cost-saving strategies and annual operating budgets.
  • Supervise 12+ staff and possibly 1–2 additional Property Managers.

Under the direction of the Regional Property Manager, the Senior Property Manager is responsible for managing a single asset with large teams of 12+ employees and 600+ units, ensuring excellent customer service in daily management, coordinating all aspects of apartment community operations, maximizing cash flow while preserving assets, achieving budgeted NOI, providing a quality living environment for residents, providing high impact leadership at a large scale and establishes a positive working environment for property team members.In addition, the Senior Property Manager may supervise 1-2 other Property Managers and may absorb some of the Regional Property Manager duties.

Essential Duties and Responsibilities
  • Oversee all financial performance of the property and work towards achieving budgeted NOI
  • Maximize cash flow at the property by minimizing delinquencies, ensuring timely rent collection, monitoring banking activities and daily deposits, and contacting residents to collect overdue rent.
  • Ensure all RealPage data is correct by monitoring input and report functions, accuracy and timely preparation of leasing activities, A/R cash receipts, A/P Invoices, statements of disposition, monthly closing procedures, and late fees.
  • Develop cost saving strategies to reduce budgeted expenses.
  • Create an annual operating budget and business plan with the accounting team and Regional Property Manager.
  • Conduct annual budget review.
  • Prepare financial statements in a timely fashion.
  • Analyze income, expenses, traffic, lease expirations, market rents, delinquency financial statements, and make recommendations as needed.
  • Approve all reports and invoices for reporting communities.
  • Recommend and oversee all capital improvements, deferred maintenance and upgrade programs.
  • Review and analyze all bid summaries for purchase of goods and services, monitor the vendors’ work, and guarantee accurate invoicing.
  • Ensure that all contracted services and materials are accounted for and that the work has been performed properly prior to the release of payment.
  • Process delinquent residents according to policy, collect late fees, and file on units at the appropriate deadline.
  • Serve as property representative in court proceedings, understanding all property legal issues affecting residency, storage, abandonment, bankruptcy, fair housing and unlawful detainer/eviction actions.
Marketing
  • Support the leasing team by leasing apartments, responding to telephone inquiries, qualifying applicants, showing apartments and ensuring all move-in paperwork is accurately prepared.
  • Monitor direction of rental activity and all on-site sales, marketing outreach, and advertising plans.
  • Maintain on-going, in-depth knowledge of associated market, market rents and demographics
  • Evaluate and make recommendations for rental pricing.
  • Monitor daily move-in/move-out reports.
  • Verify weekly traffic sources, following up on prospect status and closing ratio numbers and implementing programs and team development plans to improve results.
  • Monitor compliance with Fair Housing regulations, Tax Compliance regulations, and other laws as they relate to property specific guidelines and occupancy standards.
  • Maintain passing e-shop, phone shop, and physical shop scores of 85% or higher.
Customer Service
  • Complete a daily inspection of the property and market-ready units.
  • Monitor and direct service operations to ensure service requests are completed within 24 hours and curb appeal standards are met.
  • Supervise safety and risk management functions including coordinating monthly safety meetings.
  • Review resident retention programs in an effort to continue to meet residents’ needs and improve retention.
  • Provide excellent customer service and display courteous and professional attitude toward all customers.
  • Maintain availability or coverage for emergencies, on-call duties, resident functions, weekends and holidays.
Administrative
  • Review bid summaries, service contracts, vendor information and insurance documentation.
  • Attend staff meetings and safety meetings for each property in portfolio on a regular basis.
  • Conduct monthly written property inspections and determine appropriate action needed.
  • Standardize all property operations and initiate changes as needed.
  • Perform other duties as required.
  • Recruit and select team members by understanding and adhering to AION’s selection process policies and procedures.
  • Train, coach, and mentor team members, working with the training department as well as providing on-going feedback.
  • Create a team environment by holding weekly team meetings, establishing realistic goals, and fostering open communication.
  • Generate employee schedules and audit missed punches.
  • Monitor schedules and missed punch forms for reporting properties.
  • Provide ongoing feedback to team members.
  • Provide recommendations for compensation adjustments, promotions, and terminations.
  • Perform other duties as required.
  • Consistently exceeds KPIs and demonstrates strong leadership and team development.
Requirements
  • High School Diploma or equivalent, bachelor’s degree or CPM highly preferred
  • At least 5-6 years’ property management experience
  • In Pennsylvania or New Jersey, must obtain a real estate license within 180 days of hire
  • Minimum 2-3 years supervisory experienceWorking knowledge of eviction law, Fair Housing mandates and other legal issues affecting property management
  • Excellent English communication skills, both verbal and written
  • Strong computer skills, especially in the Microsoft Office Suite, experience in RealPage preferred
  • Must be able to walk apartments and grounds, including steps and climbing stairs
  • Occasionally requires lifting 20 pounds or less
  • Must be available to work weekends and holidays as required
  • Valid driver’s license
