Capstone Recruitment's client is seeking a senior on-site Facilities Manager for the Victorian portfolio, based on a large active development site with a major capital works program.

You will lead maintenance, manage contractors, ensure safety and compliance, and work with asset management, tenants and external stakeholders as the master plan unfolds.

Qualifications

• Ownership mindset with hands-on on-site work.
• Experience as Facilities Manager or Operations Manager in industrial or hybrid assets.
• Strong capital works delivery from scoping to close-out.
• Knowledge of building systems and statutory compliance (HVAC, mechanical, fire, essential services).
• Contractor management across multiple contractors on a large multi-tenant site.
• Budgeting and analytics skills; proficient in Word, Excel, Outlook.
• Practical, solutions-focused operator with commitment to service excellence.
• Based near the site or willing to relocate; on-site daily.

Responsibilities

• Oversee planned and reactive maintenance, statutory compliance and essential services across the portfolio.
• Scope, procure and deliver capital works including tenancy refurbishments, mechanical upgrades and lift upgrades.
• Manage service contracts and contractors, with tenders, supervision, KPIs and compliance.
• Prepare and manage OPEX and CAPEX budgets; report financial results.
• Build relationships with tenants and engage on site.
• Support Development team with operational input during master plan rollout.
• Collaborate with Asset Management, on-site team, councils and external stakeholders.

Job description

Our client is an owner-operator with a portfolio of industrial and commercial assets. They manage facilities and asset management in-house, giving this role genuine autonomy and a direct line to the asset management team.

About the Role

This is the senior on-site facilities role for the Victorian portfolio. You will be based on a large, very active development site, with a major capital works program underway and a master plan about to bring a significant new development to the estate. You will also look after a small number of additional industrial assets, with periodic visits to those sites. You will act as the facilities lead, shaping maintenance programs, managing contractors and ensuring every asset is safe, compliant and well presented.

Key responsibilities include:

• Overseeing planned and reactive maintenance, statutory compliance and essential services across the portfolio
• Scoping, procuring and delivering capital works, including tenancy refurbishments, mechanical upgrades and lift upgrades
• Managing service contracts and contractors, including tenders, project supervision, KPI reviews and contractor compliance
• Preparing and managing OPEX and CAPEX budgets, and reporting on financial results
• Building strong relationships with tenants, engaging with them directly on site
• Supporting the Development team with operational input as the master plan is rolled out
• Working closely with Asset Management and the on-site team, as well as councils and other external stakeholders

About You

• Attitude, initiative and a can-do approach are essential: you take ownership, spot what needs doing and get out on site
• Proven experience as a Facilities Manager or Operations Manager across industrial or hybrid commercial and industrial assets
• Strong capital works delivery, from scoping and tendering through to project close-out
• Sound knowledge of building systems and statutory compliance, including HVAC, mechanical, fire and essential services
• Proven contractor management, with the confidence to manage multiple contractors across a large, multi-tenant site
• Strong budgeting and analytical skills, with intermediate to advanced Word, Excel and Outlook
• A practical, hands-on and solutions-focused operator with a genuine commitment to service excellence
• Based close to the site, or keen to relocate, as the role is on site every day
