Job summary

Gough Recruitment is sourcing an experienced Strata Manager to independently manage a diverse portfolio of about 25 buildings / 1,500 lots. The role includes strong stakeholder engagement, end-to-end portfolio oversight, and collaboration with a dedicated support team.

You will work in a people-first, independent strata business with continuous development, paid training, and licence fee support, offering a clear pathway for long-term advancement.

Qualifications

• Experience managing a strata portfolio.
• Class 1 or Class 2 Strata Management Licence required.
• Strong knowledge of NSW strata legislation and best practice.
• Excellent written and verbal communication skills.
• Strong relationship-management abilities and client service focus.
• Organised and able to manage competing priorities with professionalism.

Responsibilities

• End-to-end management of a strata portfolio.
• Build and maintain relationships with committees and owners.
• Prepare for and conduct meetings with stakeholders.
• Manage correspondence and client inquiries.
• Coordinate maintenance and contractors and monitor compliance.
• Provide NSW strata guidance and resolve disputes when needed.
• Collaborate with Strata Assistant and Accounts Team; support co-manager when required.
• Ensure seamless service during leave or absence.

The Role:

You will independently manage a diverse portfolio of approximately 25 buildings / 1,500 lots, with the exact portfolio tailored depending on your experience and capabilities.

The portfolio offers excellent variety and may include:

• Large and small residential schemes
• Commercial and retail properties
• Mixed-use developments
• Community Associations
• BMCs

Your responsibilities will include:

• End-to-end management of your strata portfolio
• Building strong relationships with committees and owners
• Preparing for and conducting meetings
• Managing correspondence and client enquiries
• Coordinating maintenance and contractors
• Managing compliance requirements
• Providing advice in accordance with NSW strata legislation
• Resolving disputes and navigating complex client matters
• Working collaboratively with your Strata Assistant and Accounts Team
• Supporting your co-manager’s portfolio when required
• Ensuring clients continue to receive seamless service during periods of leave or absence

About You:

We are seeking an experienced Strata Manager who is technically strong, client-focused and confident managing a portfolio independently while remaining a genuine team player.

To be successful, you will have:

• Previous experience managing a strata portfolio
• Class 1 or Class 2 Strata Management Licence
• Strong knowledge of NSW strata legislation and industry best practice
• Excellent written and verbal communication skills
• Strong relationship-management skills
