Job summary

JA Recruitment is assisting a boutique Brisbane real estate agency to find a Senior Property Manager to manage a portfolio of approximately 160 residential properties end-to-end. You will own the portfolio, build landlord relationships and ensure day-to-day operations run smoothly.

You will work with principals and a small team, bringing experience to the property management division and contributing ideas to drive service quality and client relationships.

Qualifications

• Experience managing a residential portfolio end-to-end.
• Sound understanding of Queensland tenancy requirements.
• Current QLD real estate registration certificate or licence.

Responsibilities

JA Recruitment is assisting a boutique Brisbane real estate agency to find a Senior Property Manager to manage a portfolio of approximately 160 residential properties end-to-end.

You’ll take ownership of the portfolio, building strong landlord relationships and keeping day-to-day operations running smoothly. Working closely with the principals and a small, collaborative team, you’ll have the opportunity to contribute your experience and ideas to the property management division.

The agency takes a quality-over-quantity approach, focusing on reliable service, long-term client relationships and a team that works well together. This role would suit an experienced Property Manager who enjoys managing their own portfolio and takes pride in delivering a high standard of service.

The role

You’ll manage all aspects of the portfolio, including:

Maintaining strong relationships with landlords and tenants

Managing leasing, tenancy applications and new tenancy documentation

Conducting routine, entry and exit inspections

Coordinating maintenance and following up outstanding repairs

Managing lease renewals, rent reviews and arrears

Handling tenancy matters and preparing for QCAT proceedings where required

Onboarding new managements and maintaining accurate property records

Keeping landlords informed and providing practical advice on their properties

Conducting rental open homes and private inspections, including Saturdays as required

About you

You’ll have demonstrated experience managing a residential portfolio end-to-end, a sound understanding of Queensland tenancy requirements and a current QLD real estate registration certificate or licence.

You’ll also bring:

A professional, approachable manner with landlords and tenants

This is an office-based Brisbane role. Applicants must live locally and be available to work from the agency’s office.
