Job summary

Mirvac Group in Ipswich is seeking a Senior Facility Manager to lead the operational performance of a portfolio, delivering strong customer service and ensuring safety and compliance across assets, with primary accountability for Orion Springfield Central.

You will guide onsite teams, manage budgets and contracts, and drive continuous improvement in presentation, sustainability and risk management while aligning with Mirvac's values and strategic goals.

Qualifications

• 8+ years in facilities management with a technical background.
• Proven leadership and stakeholder management across levels.
• Experience in high-volume environments with conflicting priorities.
• Knowledge of Australian Standards, NCC, HSE and risk management.
• BMCS/Building management systems and CMMS experience.

Your opportunity

The Senior Facility Manager manages the operational performance of assets within a portfolio, ensuring that all financial targets are met and all operational services are maintained in accordance with statutory requirements. Additionally, this role provides leadership and direction to the onsite team(s) to manage the daily operation, presentation and maintenance of the asset(s), and ensure the highest levels of customer service and safety are delivered and maintained. This role will mainly be accountable for Orion Springfield Central.

What you'll be doing

• Provide exceptional customer experience by building strong relationships with key stakeholders (internal and external) and ensure a high level of communication by responding to, and actioning, requests in a timely manner
• Ensure any identified risks are regularly reviewed and strategies implemented to eliminate, mitigate or minimise their impact
• Support the development and delivery of projects in a way that creates a safe, sustainable and innovative culture that drives a competitive advantage for Mirvac
• Provide input into the preparation of the Strategic Asset Plans and operational and capital expenditure budgets, with continuous monitoring, reforecasting and prudent management
• Create and approve work orders, tax invoices, service and minor capital works contracts within delegated limits of authority
• Ensure all areas of the asset are maintained to the highest presentation standard and safety levels
• Review proposed works to ensure that all asset/alteration works meet architects/consultants' specifications and any NCC or statutory requirements and obtain relevant approvals
• Prepare scope of works for planned operational or minor capital projects, including all relevant documentation and data entry
• Escalate all critical service interruptions with an understanding of the impacts on our customers and tenants
• Manage all contractors and service providers, and their ongoing performance, in accordance with Mirvac policies and procedures
• Understand the NABERs rating scheme and its major influences
• Provide leadership to the team to develop and improve their collective strengths, skills and knowledge, while fostering high levels of engagement and performance
• In line with statutory requirements, conduct annual Fire Safety Compliance certification
• Ability to be on call 24/7, work on weekends and attend to after-hours calls
• Act as Duty Manager on evenings/weekends/public holidays as required
• Champion the consistent application of the key Mirvac values, leading by example and promoting a high-performing and collaborative environment

What you'll bring

• 8 + years of experience in all facets of facilities management typically stemming from a technical background
• Demonstrated success in achieving results through effective leadership and stakeholder relationship management at all levels, and by driving a customer-centric strategy
• Demonstrated people management experience, with people being developed and empowered to succeed
• Demonstrated experience in a high-volume role with conflicting priorities
• Demonstrated understanding of Australian Standards, NCC, HSE, DDA and other risk management issues
• Detailed knowledge and practical experience of BMCS systems
• Demonstrated experience in negotiating and enforcing contracts and managing contractor performance
• Experience setting budgets and capital expenditure recommendations and reports
• Technical competency with trade or tertiary qualifications
• Exceptional organisational and resource management skills with the ability to prioritise work effectively, ensuring deadlines are achieved on time
• Project management and risk management expertise
• Ability to adapt to change, deal with ambiguity and complexity
• Proactive and self-motivated mindset, with the ability to solve issues as they arise and to improve system and process efficiencies and effectiveness
