Job summary

Oz Integrated is seeking a Senior Facilities Manager to lead the facilities management and operational performance of a substantial residential or mixed-use complex in Victoria. You will oversee onsite building-management, resident services and maintenance programs to ensure safety, presentation and cost-efficiency.

You will coordinate contractors, manage budgets and lead onsite teams across multi-building environments, ensuring compliance and high standards for resident experience.

Qualifications

The opportunity

Oz Integrated is seeking an accomplished Senior Facilities Manager to lead the facilities management and operational performance of a substantial residential or mixed-use complex.

The property has a large residential population, sophisticated building infrastructure, extensive common areas and a comprehensive range of resident facilities. It is a multi-layered operating environment involving residents, onsite employees, commercial stakeholders, specialist contractors, service providers and client representatives.

This senior position requires someone who has previously held direct responsibility for a large apartment complex, multi-tower development, mixed-use precinct, major commercial property, hotel, resort, retirement community or another comparably complex environment.

You will lead the onsite building-management function, coordinate contractors and service providers and ensure that maintenance, compliance, presentation, safety and resident-service standards are consistently achieved.

This is not an entry-level facilities-management position or a first opportunity to step into a large-site role. Applicants must demonstrate previous management of a property of comparable scale and complexity.

What you will lead

• Oversee daily building operations and lead the onsite building-management, concierge, resident-services and support teams.

• Manage planned and reactive maintenance, asset registers, lifecycle planning, major repairs and building-improvement projects.

• Coordinate contractors and service providers from quotation and engagement through to attendance, performance monitoring and completion.

• Maintain effective compliance, risk, emergency-management, contractor-safety and incident-reporting systems.

• Ensure extensive common areas and aquatic, fitness, entertainment, meeting, dining and outdoor facilities are safe, operational and well presented.

• Manage security, access control, stakeholder communications, building systems, budgets, operational reporting and outstanding actions.

You will maintain a visible onsite presence, regularly inspect the property and provide practical recommendations to improve reliability, presentation, safety, resident experience and cost-effectiveness.

What you will bring

To be considered, applicants must demonstrate:

• Direct responsibility for a large apartment complex, multi-building development or comparably complex property.

• Experience managing a property comprising several hundred apartments, occupancies or an equivalent operational scale.

• Strong knowledge of building plant, preventative maintenance, reactive maintenance, contractor management and statutory compliance.

• Experience leading onsite employees and multiple specialist service providers.

• The ability to manage budgets, quotations, operational risks, competing priorities and major maintenance matters.

• Strong stakeholder-management, written reporting and communication skills.

Experience managing premium residential or mixed-use developments with extensive shared facilities will be highly regarded. Relevant qualifications in facilities management, building services, engineering, project management, property or workplace health and safety will also be viewed favourably.

We are looking for someone who is proactive, technically capable and operationally disciplined. You will be comfortable working onsite, addressing underperformance and taking responsibility for matters through to completion.
