Job summary

Living Sectors Recruitment is seeking an experienced Facilities Manager for a major Build to Rent development in Melbourne. You will lead day-to-day operations, ensure safety compliance and drive readiness during mobilisation and handover.

The role focuses on establishing maintenance programs, managing contractors and coordinating with asset owners, residents and the onsite team to deliver a high-quality, well-maintained residential environment.

Qualifications

• Experience managing large or technically complex residential assets.
• Strong knowledge of HVAC, BMS, fire systems, lifts and essential building services.

• WHS and risk management understanding.

An opportunity has become available for an experienced Facilities Manager to join a major new Build to Rent development in Melbourne.

This large-scale, premium residential asset will offer an extensive range of resident amenities and services. As part of the onsite leadership team, you will help prepare the building for operation and establish the systems, contractors and standards required to support its long-term performance.

This is an opportunity to become involved before opening, take ownership of the building’s facilities operations and play an important part in creating a safe, well-maintained and highly responsive residential environment.

The role Reporting to the General Manager, the Facilities Manager will oversee the day-to-day operation, maintenance and compliance of the building and its associated amenities.

You will work closely with the onsite operations team, asset owners, building contractors and external service providers. The role will initially have a strong focus on mobilisation, building handover and operational readiness before transitioning into ongoing facilities management.

About you You will be an experienced Facilities Manager with a strong understanding of building operations, compliance, contractor management and preventative maintenance.

Experience within Build to Rent or residential property would be highly regarded; however, we are also interested in candidates from hotels, student accommodation, retirement living, retail precincts or complex mixed-use developments.

You will ideally bring:

• Previous experience managing a large or technically complex asset
• Strong knowledge of HVAC, BMS, fire systems, lifts, electrical, hydraulic and essential building services
• Experience managing planned and reactive maintenance programs
• A sound understanding of WHS, statutory compliance and risk management
• Experience managing contractors, tenders and service agreements
• Exposure to building mobilisation, commissioning, handover or defects management
• Demonstrated budget management and financial-reporting capability
• Strong written reporting and record-management skills
• The ability to communicate confidently with owners, contractors, residents and internal stakeholders
• A practical and calm approach to operational issues
• Appropriate facilities-management, building, engineering, trade or WHS qualifications
