Senior Contracts Administrator – High-End Residential Homes

Job summary

Bellevarde Constructions is hiring a Contracts Administrator to join our Sydney team on a permanent, full-time basis. This site-based role focuses on delivering architecturally significant homes across Sydney's Northern Beaches and Eastern Suburbs with project values between $5M-$20M.

You will manage from pre-construction to handover, handle tenders, subcontract procurement, cost reporting and on-site support, ensuring exceptional quality and adherence to WHS and QA processes.

Qualifications

• Minimum 4 years' experience in Contract Administration within the construction industry.
• Experience in high-end residential construction (preferred).
• Strong commercial acumen and cost management capability.
• Experience drafting scopes of work and managing subcontractor procurement.
• Excellent attention to detail and organisational skills.
• Strong written and verbal communication skills, with a high level of English proficiency.
• Proficiency in documentation and construction detailing.
• A proactive, positive, and solutions-focused mindset.
• Availability to work while site is operational (Monday-Saturday, as required).

Responsibilities

• Manage projects from pre-construction through to handover, including defect liability and ongoing maintenance.
• Prepare detailed scopes of work, call and assess tenders, negotiate and award subcontract packages.
• Administer subcontract agreements in accordance with contract requirements.
• Maintain accurate cost control, including variation management and detailed cost reporting to clients.
• Prepare and administer progress claims.
• Assist with estimating and procurement activities.
• Resolve construction detailing issues in collaboration with site teams and consultants.
• Maintain document control systems and project records.
• Support WHS compliance, quality assurance processes, and risk management.
• Provide on-site support to the Construction Manager and Site Manager as required.
