Job summary

Gough Recruitment QLD in Brisbane is seeking a hands-on Commercial Property Manager to take full ownership of an established portfolio across commercial, industrial and retail spaces. You will build strong landlord and tenant relationships, manage leases, rent reviews, budgets and financial reporting, and coordinate maintenance with a proactive, autonomous approach.

Qualifications

• Experience in end-to-end management of a commercial property portfolio.
• Strong knowledge of commercial leasing, legislation and PM processes.
• Confident in landlord relationships and complex tenancy matters.
• Sound financial acumen across budgets, outgoings and reporting.
• Highly organised, proactive, and able to work autonomously.
• Excellent communication, negotiation and problem-solving skills.
• Current Queensland Real Estate Licence or relevant registration.

Responsibilities

• Manage an end-to-end portfolio of commercial, industrial and retail properties.

• Oversee lease administration, rent reviews, renewals and lease compliance.
• Manage rental arrears, budgets, outgoings reconciliations and financial reporting.
• Coordinate maintenance, contractors, inspections, repairs and capital works.
• Provide proactive advice to landlords on asset performance, tenant retention and rental growth.
• Manage tenancy issues, disputes, insurance claims and compliance requirements.
• Work closely with the sales and leasing team to identify opportunities and minimise vacancies.
