Job summary

Ashmont Homes is seeking a Sales Estimator to join the sales and pre-construction team in Sydney. You will work on genuinely custom homes, knock-down rebuilds and other residential projects, collaborating with design, sales and construction to translate estimates into site realities.

Two years of residential estimating experience and a strong eye for detail are essential. Knowledge of Databuild/Buildxact and intermediate Excel is advantageous. The role offers growth in a close-knit, expert team.

Qualifications

• Requires at least 2 years' experience in residential estimating or sales estimating.
• Strong eye for detail and accuracy in pricing and documentation.
• Experience with Databuild or Buildxact and intermediate Excel is advantageous.
• Certificate IV in Building & Construction or Diploma is highly regarded.

Responsibilities

• Prepare accurate variations throughout the sales and pre-construction process (e.g., plan changes, site, landscape, colour/upgrade, selections).
• Assess consultant reports and variations (structural, BASIX, council, developer).
• Prepare and maintain accurate sales estimates and tenders.
• Liaise with suppliers and trades for current pricing.
• Ensure specifications, selections and pricing align and stay within budgets.
• Manage estimating workload to meet timeframes with construction team input.

If you've built a couple of years' experience in residential estimating and you're looking for a role where you can broaden your skills, work on genuinely custom homes and learn more about the entire building process, this could be a great next step.

Ashmont Homes is an award-winning custom home builder based in Gregory Hills.

We're a smaller, experienced team and deliberately take on fewer projects so we can focus on the quality of our homes and the experience we provide our clients.

We're now looking for aSales Estimatorto become an important part of our sales and pre-construction team.

Why this role is different

We're a custom builder, which means no two projects are exactly the same.

You will work across custom homes, knock-down rebuilds, dual occupancies and other residential projects, with exposure to everything from design changes and site conditions through to engineering, selections, upgrades and final contract pricing.

You also won't be sitting in an estimating silo.

You will work directly with our design, sales, pre-construction and construction teams and get to see how the decisions made during estimating ultimately translate onto site.

For someone with a good estimating foundation who wants to become a genuinely well-rounded residential estimator, there's plenty of opportunity to develop here.

You don't need to know everything on day one.

If you've got around two years' residential estimating experience, good fundamentals, a strong eye for detail and the right attitude, we're happy to help you build on the rest.

What you'll be doing

Your role will include:

• Prepare accurate Client Variations throughout the sales and pre-construction process consisting of:

  • Custom Plan Change Variations

  • Site Cost Variations

  • Landscape & Pool Variations

  • External Colour & Upgrade Variations

  • Selection Upgrade Variations

• Assess consultant reports and prepare accurate variations throughout the sales and pre-construction process consisting of:

  • Structural and Hydraulic Engineering Variations

  • BASIX Variations

  • Bushfire, Acoustic, Flood and Mine Subsidence Variations

  • Council, Certifier & Developer Variations

• Preparing accurate sales estimates and tenders

• Liaising with suppliers and trades to obtain accurate, current pricing

• Ensuring specifications, selections and final contract pricing remain aligned

• Preparing and maintaining project budgets

• Managing your estimating workload to meet client and pre-construction timeframes

• Working with our construction team to make sure upgrades and variations are practical, buildable and compliant

We'd like to hear from you if you:

• Have at least2 years' experience in residential construction estimating, sales estimating or a similar role

• Have a good foundation in residential construction and want to keep learning

• Take pride in producing accurate work and getting the detail right

• Enjoy working through custom or more involved projects rather than simply repeating standard pricing

• Are organised and comfortable managing several jobs at different stages

• Communicate confidently with suppliers, trades and other team members

• Are comfortable asking questions and chasing the information you need to get a price right

• Enjoy being part of a smaller team where people work closely together and help each other out

• Experience withDatabuild or Buildxact and intermediate Microsoft Excel skills would be an advantage.

• ACertificate IV in Building & Construction, Diploma of Building and Construction, or similar qualification would also be highly regarded.
