Job summary

Living Gems Pty Ltd on the Gold Coast is seeking a Residential Drafting Manager to lead the drafting team, turning innovative resort designs into construction-ready homes in Bundall.

You will develop and refine designs and templates, produce high-quality ArchiCAD documentation, mentor draftspersons, and coordinate workflows to ensure on-time delivery and design intent alignment across interior design, sales, estimating and construction teams.

Qualifications

• 5+ years' experience in residential drafting.
• Proficient in ArchiCAD and construction documentation.
• Ability to mentor and develop drafting staff.

Residential Drafting Manager - Living Gems

Gold Coast | Full-Time | Permanent

We're looking for a Residential Drafting Manager to join our Living Gems team in Bundall, who'll play a key role in turning innovative resort designs into detailed, construction-ready homes!

Living Gems is a family-owned business with over 40 years of experience as the pioneers in land lease living. Land lease communities operate where a purchaser owns the home but leases the land on which it sits, playing a weekly site fee which all covers access to the 5-star community facilities. These premium lifestyle resorts are designed for over-50s to enjoy life to the fullest, promoting active living and relationship building for residents.

The resorts centre around high spec, architecturally designed homes. Living gems prides itself on its "standard home inclusions" which are constructed by our internal construction team. As the future resort operator, quality design and construction that requires minimal maintenance is essential.

The Opportunity

You'll be responsible for developing and refining designs and templates, producing high-quality documentation in ArchiCAD, solving technical challenges, and ensuring projects are accurately documented and ready for construction.

You will also be the go-to person within the drafting team, sharing your knowledge, supporting the other drafting team members and helping maintain a high standard of work from project start through to completion.

What You'll Be Doing:

• Utilise and customise designs and layouts to meet project specific requirements, incorporating sales feedback, operational requirements and design intent.
• Produce accurate, detailed construction documentation using ArchiCAD
• Review documentation, identify potential design or technical issues and proactively develop solutions to resolve challenges.
• Collaborate closely with internal Interior Design, Sales, Estimating and Construction teams to ensure design intent and project objectives are accurately reflected in documentation.
• Mentor and support other Draftspersons, providing technical guidance and assisting in their professional development
• Coordinate drafting workflows across the team, managing priorities, monitoring productivity, addressing roadblocks, and mentoring other draftspersons to ensure projects are delivered on schedule and to the required standard
• Drive pre-plotting outcomes for each stage of resort developments and manage client variations, ensuring all changes are accurately captured and reflected throughout project documentation.
• Continuously review and improve drafting standards, templates and processes to support consistency, efficiency and quality outcomes.

What You’ll Bring

We're looking for someone who is comfortable working independently, managing competing priorities and making sound decisions while still be approachable and collaborative.

To be successful, you will:

• Demonstrate high proficiency in ArchiCAD
• Bring 5+ years' experience in residential drafting
• Have a strong understanding of construction documentation, detailing and buildability
• Be comfortable liaising with interior designers, estimators, salespersons and construction teams.
• Provide technical guidance to others while maintaining a collaborative and approachable style
• Manage competing priorities with a high level of organisation, initiative and minimal supervision
