Job summary

Co-Living NextGen is seeking a hands-on Property Manager to oversee the entire management lifecycle across regional Victoria, from handovers and setup to leasing, tenant management and ongoing operations. You will ensure compliance with Victorian rental and rooming house requirements and maintain exceptional property standards.

Qualifications

• Minimum 2 years of residential property management experience.
• Current Victorian real estate licence or Agent's Representative qualification, appropriate to the role.
• Good knowledge of Victorian tenancy legislation and property management practices.
• Experience with rooming houses, co-living or multi-tenant accommodation is an advantage.
• Experience coordinating property handovers, maintenance and external contractors is an advantage.
• Familiarity with PropertyMe, PropertyTree or Inspection Express is an advantage.
• Excellent communication, organisation and problem-solving skills.
• Ability to manage multiple properties, competing priorities and deadlines.
• Current driver's licence and willingness to travel to regional Victorian properties.

Responsibilities

• Coordinate new property handovers, property setup, open homes, leasing and tenant move-ins.
• Manage tenant enquiries, rental agreements, rent arrears, disputes and departures.
• Conduct routine inspections and ensure properties are well-presented and maintained to company standards.
• Coordinate repairs, maintenance, contractors, safety checks and compliance requirements.
• Help ensure properties meet Victorian rental and rooming house requirements.
• Maintain accurate property records, tenancy documentation and compliance information.
• Liaise with councils, contractors, tenants and internal teams to ensure smooth property operations.
• Monitor outstanding tasks, follow through on responsibilities and provide timely updates to management.
• Work collaboratively as a team player while demonstrating accountability, initiative and strong organisational skills.
