Job summary

Arthur Conias Property Management in Toowong seeks a Property Management Team Leader to guide a small, dedicated team and manage an appropriately sized residential portfolio.

You will provide day‑to‑day leadership, oversee leasing inspections, trust accounting, and tenant applications, while mentoring colleagues to maintain exceptional service.

Qualifications

• Minimum of 3–5 years' experience in residential property management.
• Proven leadership or mentoring experience in a Property Management team.
• Strong knowledge of Queensland tenancy legislation and compliance.

Responsibilities

• Provide day‑to‑day guidance, mentoring and support to the property management team.

About the role

This hands‑on role combines leadership of our property management team with end‑to‑end management of a well‑maintained residential portfolio. Your portfolio will be sized appropriately so you have the time and capacity to lead, mentor and support the team effectively.

You will play an important role in maintaining our high service standards, supporting the smooth day‑to‑day operation of the department and helping our team work efficiently and confidently.

You will balance portfolio ownership with hands‑on team leadership and practical problem‑solving.

We are looking for someone who is equally comfortable managing their own portfolio, mentoring colleagues and resolving challenges.

Your responsibilities will include:

• Providing day‑to‑day guidance, mentoring and support to the property management team
• Coordinating workflows, priorities and team responsibilities
• Monitoring portfolio performance, service standards and legislative compliance
• Assisting with escalated landlord and tenant matters
• Supporting the development and implementation of efficient procedures and systems
• Identifying opportunities to improve team productivity and client service
• Induction, training and development of team members
• Working collaboratively with the principals to ensure the department runs smoothly.
• Creating a positive, accountable and supportive team environment

Your portfolio responsibilities will include:

• End‑to‑end management of your own residential portfolio
• Building strong, long‑term relationships with landlords and tenants
• Rent reviews and lease renewals.
• Arrears monitoring and management.
• Maintenance coordination and management
• Ensuring compliance with Queensland residential tenancy legislation
• Protecting and maximizing the performance of your owners' investments

You will be leading from within the team - not managing from the sidelines!

You will have overall responsibility for the performance of the property management department, including team leadership, service standards, compliance, workflows and portfolio outcomes.

About you

We are looking for an experienced property management professional who is confident, organised, approachable and ready to take responsibility of the business portfolio and lead the team.

Ideally, you will bring:

• A minimum of 3–5 years' experience in residential property management
• Previous Team Leader, Senior Property Manager or mentoring experience, or the confidence and ability to step into a leadership role.
• Knowledge of current property management systems, e.g. Reapit or equivalent
• A current Queensland Real Estate Certificate of Registration
• Strong knowledge of Queensland residential tenancy legislation and compliance requirements
• Excellent communication, organisational and problem‑solving skills
• The ability to guide, motivate and support colleagues.
• Confidence in managing escalated landlord and tenant matters.
• Strong attention to detail and the ability to prioritise competing demands.
• A proactive, practical approach to improving systems and workflows.
• A genuine commitment to exceptional customer service
• A positive attitude, a collaborative mindset and a good sense of humour!
