Job summary

Hawaiian Pty Ltd is seeking a Property Manager for Claremont Quarter, a premier retail destination in Perth. This 9-month full-time contract role will lead the asset team, drive the asset strategy, maximise performance, and build strong partnerships with tenants and stakeholders.

You will manage operations, tenancy delivery, projects and finance, while developing a high-performing Hawaiian team and delivering on financial targets and leasing milestones.

Qualifications

• At least 5 years of experience in property management, retail and financial management.
• Current DMIRS Registered Sales Representative or Property Manager licence.
• Experience in interpreting retail leases.
• Knowledge of the retail industry, including occupancy costs, gross profits, mark-ups, leasing, FM, marketing, and turnover reporting requirements.
• Working knowledge of the Commercial Tenancy (Retail Shops) Agreements Act.

Responsibilities

• Lead, manage, collaborate and guide the asset team to deliver the asset strategy.
• Direct people management of senior staff and indirect line reporting of finance personnel.
• Manage relationships with Tenants, Customers, Owners, Council & Contractors to ensure compliance and consistency.
• Oversee development, delivery and review of the asset strategy including financial targets and leasing deliverables.
• Own business reporting to the Board and JV management.
• Oversee admin obligations including critical dates and cashflow for leasing, CAPEX, OPEX, tenancy coordination and marketing.

It covers 30,000sqm and is in one of Perth's most affluent suburbs, drawing shoppers from across the metropolitan area.

We are seeking a Property Manager on a 9-month full-time contract (with the possibility of extension) to effectively lead the asset team with a commitment to realising the potential of Claremont Quarter by delivering on the agreed strategy, maximising asset performance, developing a team of extraordinary Hawaiian people and building profound partnerships with our tenants and other stakeholders.

Responsibilities will include:

• Effectively lead, manage, collaborate and guide the asset team including Operations, Tenancy Delivery, Projects, and Finance to deliver the asset strategy.
• Direct people management of Senior Operations Manager, Centre Administration Manager, Guest Services Manager and indirect line reporting of the Property Accountant including resourcing, management of performance & behaviour and training & development.
• Proactive Relationship Management - Hawaiian team (broader) & Partners including Tenants, Customers, Residential Owners (Strata), Council & Contractors to achieve organisational compliance and consistency.
• Ownership of the development, delivery, and ongoing review of the asset strategy including delivery of financial targets, leasing deliverables and the capital investment program.
• Ownership of Business Reporting - Board, Quarterly & Monthly JV Management Report.
• Oversee accurate and timely administration obligations including critical dates and cashflow management for key leasing, CAPEX, OPEX, tenancy coordination and marketing activities.

Qualification Requirements:

• At least 5 years’ experience in relevant property management, retail, and financial management.
• Current DMIRS Registered Sales Representative or Property Manager licence.
• Experience in the interpretation of retail leases.
• Knowledge and understanding of the retail industry, including occupancy costs, gross profits, mark‑ups, leasing, FM, marketing, and turnover sales reporting requirements.
• Working knowledge of the Commercial Tenancy (Retail Shops) Agreements Act.

• Strong interpersonal skills with the ability to build and maintain productive working relationships with internal and external stakeholders.
• Well-developed planning and organisation skills including the ability to effectively prioritise and manage multiple deadlines whilst delivering accurate and quality work.
• Related experience in Financial Accounting particularly systems and reporting processes.
• Highly proficient in use of computers and ability to work with internal Hawaiian systems once trained.
